"In Need of Major Help"

Not only is this not a place that you would want to live, but it's not really one that you would want to visit. Sure it's accessible since it's close to major roads and that makes it about the only true appeal. You can tell by the homes that line the street here that it used to be something special, but unfortunately that no longer holds true.

You are close to everything but surrounded by crime. Though there may certainly be some exceptions to the rule, the majority of homes around here are in need of help as is the area as a whole. This is a high crime area and certainly not one that you would want to move to. Sure you can get a lot for your money here but that's due in large part to the vast number of foreclosures from people who wanted to high tail it out of here.

It's a sad state of affairs here and many hope that it will be yet another area for revitalization. You may be able to look at potential here, but many can't get past the current state of affairs. Though it may be close enough to amenities, there are other areas of town that are sure to be more desirable and have more to offer overall.

"Mohican Regent – Throw in the Towel"

It is a shame to see a neighborhood such as Mohican Regent, clearly grasping for life while far too many people are dragging it down. This is a neighborhood that was clearly cared about once upon a time. There are likely still a few stragglers and retirees lingering that would like to see their neighborhood improve, but judging by the obnoxious foot traffic, it’s probably not in the cards.

You can drive through Mohican Regent and almost always get a stare down from someone as if you are doing something wrong or you just don’t belong. The crazy thing is, you have to wonder if most of the people hanging out on the streets even live here, or if they are guests of others who just don’t care.

About the only thing Mohican Regent has going for it is that it is in a good location to jump on the highway from nearly any direction. Not to mention, busses run along Gratiot and 8 Mile, if you need public transportation. Edmore Marbud Park falls within the neighborhood, which you might be able to enjoy if there aren’t overgrown bullies making it their meeting spot for the day.

Although not much in the way of fine dining or nice shopping areas, there are plenty of stores and small restaurants, such as Lenny’s Ribs & Chicken Subway and Dunkin Donuts.

"This neighborhood and the surround ones are experiencing hard times"

As my cousin lived for a short time in the neighboring area of Greensbriar, we passed through this neighborhood occasionally. As Greensbriar wasn't the best neighborhood to be in, neither was this one. This neighborhood borders both Eight Mile Road and Gratiot Ave. Based on what I have seen as far as Detroit neighborhoods that are close to major roads, most of the riff-raff gravitates to the main thoroughfares in the area. And then a lot of times you will find quieter, more reserved living deeper into the neighborhood.

As this was not a big neighborhood, the riff-raff could be seen and heard from pretty much everywhere. When you pass by in your car and see a cluster of dudes just standing on the corner, they look at you with hostility in their eyes and malice in their hearts. I used to ask my cousin after watching these guys, does he have any friends around here? He would laugh and shake his head.

There are buses that run back and forth along both Eight Mile and Gratiot, so you can get around if you rely on public transportation. But this area really has no highlights to speak of. There are a couple of parks and plenty of retail shopping along Eight Mile, though
