"A Great Place To Call Home!!!!"

Hilltop and Crestmoor are both wonderful, well-established neighborhoods with eternal appeal, excellent schools and the perfect centralized location. Both also have a wonderful mix of residents. But they do have their distinctions.

Hilltop boundaries run from Colorado Blvd to Holly (west-east) and 8th Ave to Alameda (north-south). Hilltop was established in 1893, has a voluntary Home Owners Association, is home to 2 neighborhood parks (Cranmer and Robinson), has a mixture of large and small lots as well as a wide vareity of home styles from 1930s English Tudors to New Construction custom built homes. Hilltop also has a strange mix of streets with alleys and some with no alleys.

Crestmoor consists of a smaller area from Ivanhoe to Locust (west-east) and 6th Ave to Bayaud (north-south). Crestmoor is an interesting mix of Neo-Classical (in Old Crestmoor) and 1950s ranches (in the 2nd Filing) to New Construction custom homes. Old Crestmoor was established in 1936 and the 2nd Filing of Crestmoor was established in 1947. Crestmoor has larger lots, no alleys and is part of a mandatory Home Owners Association. Crestmoor continues to surge in popularity because of the Crestmoor Swim and Tennis Club. Crestmoor residents do not have to endure the long wait list (which can be up to 10 years!) for membership to this club.

Both neighborhoods continue to be highly sought-after, not only for the schools and architectural diversity, but also for their central location and proximity to Cherry Creek and Downtown.

"Crestmoor!"

So....although this isn't about Hilltop, it's a community that is adjacent to it.....Crestmoor Park! I LOVE living here. The neighborhood has changed to one that is very much about families and kids growing up. The park is full of children and soccer....with lots of laughter. I love walking in the neighborhood as well. We've a very active group of neighbors out walking dogs, riding bikes, or enjoying a walk....both earlyin the morning and evening as well. Everyone pitches in to help......example...when we had a power failure (tree struck by lightening a few blocks away) our neighbors were right there offering their freezer for our food. A great and true neighborhood feel!

"Beautiful and stately neighborhood: comes with a high price tag"

Hilltop is a gorgeous neighborhood, in a location that's hard to beat. It is a fairly central location, close to downtown, and adjacent to the neighborhood retail choices of Lowry and the upscale shopping district of Cherry Creek. Yet once you move inside the busy streets on Hilltop's borders, there is a mellow neighborhood feel. The homes here are absolutely beautiful. They are large brick homes.

The houses particularly along 6th Ave Parkway and Monaco Parkway are enviable abodes. The whole of this neighborhood has fairly large and pricey homes. They are full of quiet dignity rather than showiness, but you will pay a premium to live here. The neighborhood is an old one, as can be seen by the towering oak and elm trees in every green yard.

The little shopping areas along Holly St. make this a delightful place to walk, and add some variety to the larger stores in the more frequented areas around the perimeter. This is an excellent neighborhood for families in a higher income bracket. Lower-priced homes can be found along the busier edges, so if you want the amenities of the neighborhood with a bit more budget-conscious price tag, look there. Overall, though, expect to pay higher-than average prices to live here. This is not the most expensive neighborhood in the city, but it's far from the cheapest. Those who live here find that it is worth the cost.

"Hale and Montclairs Wealthy Uncle"

Hilltop is the wealthy uncle of Hale and Montclair. Like its neighbors to the north, its relatively quiet and has a great location relatively handy to central Denver and to more bustling neighborhoods. Unlike Hale and Montclair, however, it’s untouched by any of that love-it-or-hate-it Colfax grit and lacks anything like affordable housing. (If any properties advertised as “Hilltop” come with affordable rents or sale price tags, they are probably either not technically in neighborhood bounds, or are located along the rush-hour war zone of Colorado Boulevard.) Homes on 6th Avenue Parkway ride the “is it a house or is it a mansion?” line, and Monaco Parkway is a well-known address for smaller, but still extremely elegant, homes. Some of the lovely Tudors in Hilltop will set you back a cool million. For the price, residents get an overwhelmingly safe and daydream-pretty neighborhood in a close but not too-close location. It’s an easy drive or bike ride to either the upscale shopping, café-patio latte-sipping opportunities of Cherry Creek, or to take the kids to goggle at the cool airplanes at Lowry. The redevelopment of the old hospital campus around 9th and Colorado has potential to make this already desirable neighborhood more desirable yet.
