Slatterly Park

The Slatterly Park Neighborhood is a wonderful downtown Rochester area, rich with diversity and bustling with activity. The area is named after a community park and hosts a variety of activities for all ages and lifestyles. I like older homes so Slatterly is a favorite area of mine as most homes were built in the 1920-1960 decades. Anything near downtown is older just because that’s how the town grew, start downtown and grow out in all directions!

The Slatterly Park Neighborhood Association north boundary is 4th St SE (think Farmer’s Market and Roscoe’s BBQ area) and the south boundary is 12th St SE/Highway 14 (think Dairy Queen, Lincoln K-8 Choice Elementary School area). The east boundary is 15th Ave SE (by Cub Foods and Eagles Club) and the west boundary is 3rd Ave SE/Broadway (Kwik Trip, K-Mart and Domino’s Pizza). The entire area is within walking and biking distance to downtown but a bus ride might be better on winter days.

The neighborhood association is vibrant and healthy. The mission of the neighborhood association is to “strengthen ties between neighbors, curtail crime, and beautify the properties in an overall effort to maintain and enhance property values.” The association organized the Imagine Slatterly Vision Plan with a goal of revitalizing the area. They have neighborhood movie nights, host the Art on the Avenue annual festival, neighborhood picnics, community garden plots and lots of other fun things to get neighbors outside and chatting.

This is a great part of town to live in if you are looking for community minded living. The Rochester Honkers baseball team stadium is just north of 4th St. SE as well as the Rochester Farmer’s Market. Slatterly Park has baseball diamonds, disc golf course, a tot lot and jogging/walking trail by Bear Creek. The Rochester Art Center, civic theater and library are all on the northwest most border of the area. Kids can keep busy at the Boy’s and Girl’s Club.

Homes built in the Slatterly area were usually constructed in the 1920’s to 1960’s though I once viewed an 1890 built home and there are a few along Bear Creek that were probably built in the 70’s. You won’t find cookie cutter homes (same house over and over) here as each home was likely custom built. The homes probably average 1500-1800 square feet but you’ll also find some grand American Four Square style houses

The 61 homes sold to-date in 2015 have ranged in price from $19,900 to $153,900 with an average Days on Market (DOM) of 65 days and an average sales price of $108,978. During the same time last year (Jan-Sept 2014), Slatterly had 53 homes sell ranging in price from $34,200-$163,200, 53 DOM and average sale price of $103,573.

There are apartments scattered in the area as well as older homes converted into duplex and triplex living. Most of the garages will be detached style simply because a 1920 home builder didn’t see the need for a garage! These homes are rich with heritage and you’ll find beautiful natural wood, brick driveways, gorgeous custom doors with stone accented archways, probably hardwood floors and all the other features of yesteryear.
