"Not great"

The Morningside area of Knoxville is generally seen as a sub-par neighborhood. Upon entering it, there are a number of run-down, bleak-looking apartment complexes which serve as uninviting.

The area is, however, a decent location. It's practically downtown, yet not quite, so the property values are lower. In fact, in many cases, they are very low.

But Morningside still sits close enough to downtown to be a very convenient area. It also has easy interstate access and is just south of a popular golf course.

Living near the downtown area is increasing in popularity, though, so Morningside might pick up over the next few years, but it would require a great deal of renovation and the construction of several new properties. As it is, it's more enticing to live in the nearby South Knoxville neighborhood, or even up into Fourth and Gill or other North Knoxville neighborhoods, as you would still have the proximity to downtown but would have better-kept property.

"Morningside: A Beautiful Neighborhood With Many Problems"

The Morningside neighborhood is a beautiful area and is the historical home to Knoxville's black professional class. The homes here are beautiful surrounded with large yards, but it is a neighborhood where residents require some sort of alarm system due to the subsidized neighborhoods located nearby. Some of the bigger homes in this neighborhood are located on Riverside Drive and Delrose Avenue as are some of its older homes.

Within the Morningside neighborhood is the gorgeous Morningside Park known best for its disc golf and beautiful greenery. Nearby is a rock quarry, which at times can be quite loud during the hours of operation. The area on Hazen Street is one of the worst within this beautiful neighborhood due to residents roaming the streets at all hours of the night and day. This would not be a good place to raise a family, but singles tend to enjoy it.

"Family Friendly Neighborhood"

Morningside neighborhood is a wonderful area wit older, but not run down homes. There are some great buys if you are willing to make some repairs and upgrades and update these homes from their wonderful original interior decor. There aren't many restaurants and not much in the way of shopping in or around the neighborhood, but you aren't far from it. Morningside Park, located in the nieghborhood is a great place for families to have a wonderful time. With shelters, picnic tables, playgrounds, and trails for walking and biking, and there is even fitness equipment along the trails and a 16 hole disc golf course. Alex Haley Heritage Square is adjacent to the park and offers more playgrounds and open space. The Morningside Greenway connects to James White Greenway through Morningside Park and ends at Haley Heritage Square. It also has playgrounds, picnic tables, more challenging trails, shelters, and an 18 hole disc golf course. Morningside Greenway is also part of the City's CrossKnox 15k Race. With all of the parks and the Tennessee River just outside the neighborhood, this is a great area outside of the city for families. The homes may be older, but with some attention, they can become beautiful additins to this wonderful neighborhood.

"Beautiful homes and close to Downtown"

Morningside is a quiet community with beautiful homes, quiet neighborhoods and close proximity to downtown. The neighborhood lays on the north side of the Tennessee River and is close to several small parks. The homes through the area are solid, older houses that have been renewed. The area is great for singles and couples looking to own their first house and retirees looking for a quiet neighborhood. One plus side of this community is less traffic than most Knoxville areas for the most part. While less traffic, it has close proximity to I 40 to allow access to any point in Knoxville.

The school systems in the area are commonly regarded to have lower standards than others in the system. However, with recent influx into the area, the system is slowly improving. The neighborhood is also close to UT campus for students who are looking to stay in Knoxville. The closeness to downtown offers good food and great shopping with some great specialty shops. Overall, Morningside is a quiet neighborhood with close proximity to downtown. It offers some great values for anyone.
