"A rundown, dreary part of town"

North Aurora/Sunnyvale is an area that has long been known for drugs and crime. Years ago when I worked in emergency medicine I was stationed not far from here and I disliked the area and still do. It is a run down part of town that seems as if it will never change. Even though just east on Colfax there are two new beautiful hospitals, the new and improved vibe hasn't made it up to Sunnyvale, even though it's just mere blocks away. When you travel up Colfax the buildings are run down, some have grafitti on them, and many of the signs are in spanish. The area is dirty looking and not somewhere I would want to be walking around in at night. Well, not really in the daytime either.

The homes in this area are mostly older, single family homes although there are also apartments here. Many of the homes here were built in the early 60s and the going price for most is just over $100,000. For the same cost as a median priced home in Colorado, you could own a small apartment complex in this neighborhood right now.

As for the area in general, it is rather busy on Colfax and Peoria as well, and always has been. For anyone who is looking to drive towards downtown Denver, their best bet is to head down Montview Blvd, which has much less traffic and stoplights.
