"A great location for living and recreation"

Superior is a nice area with plenty of shopping and single family homes. The great thing about this town is the location. It's close enough to both Denver and Boulder to commute, yet it lies near the base of the Rockies, so there is quick access to heading up to the mountains for all of the recreational adventures there are. There is a ton of shopping at Flatirons Mall and at strip malls. There are a lot of restaurants to choose from as well. The town has some great parks and has always seemed to be a friendly, welcoming place to raise a family.

"Superior, Colorado"

Superior is a quaint, lovely city nuzzled between Boulder and Denver. The community is tight, the access to the outdoors is superb and the housing is more affordable than nearby neighborhoods.

"From a tiny town to a planned community."

25 or so years ago, Superior was just a tiny little town with no highway access and just a couple 2 lane roads from Louisville and Boulder gave access to Superior. Now since the original interchange at 36 and McCaslin went in it has grown to a mostly planned unit community or PUD ( Rock Creek ) with popular schools, lots of parks and ample shopping. It is just across 36 from Louisville and right next to Flatirons Crossing in Broomfield, which both offer many dining, entertainment and shopping opportunities. A large part of Rock Creek was built by Richmond Homes with a few other small builders and some custom builders. Superior offers a wide variety of housing options from apartments to condos to townhomes to single family homes. The old town section just South of 36 is comprised of mostly 1950's to 1970's homes with one neighborhood ( Sagrimore ) built in the late 90's - early 2000's. Traffic moves fairly well except near the 36 interchange, which tends to be busy and congested during most of the day time hours. A lot of folks I know who live in Superior and Rock Creek in particular, really love the area and their neighborhood and often move within the neighborhood when they need to make a move up or down in home size. There have been issues with settling in Rock Creek, but much of these issues have been addressed over the past 10 - 15 years. The nice thing is that Rock Creek is almost built out and is not nearly as large or sprawling as some of the other PUD's that have been built to the South of Denver and to the East. So you get a lot of the amenities without all the sprawl and congestion.

"Superior is basically Flatirons Crossing Mall & opposite Louisville along HW 36"

Superior is a community of neighborhoods consisting of about 13,000 people. It is along the western border of HW 36 less than 10 miles from Boulder, basically before you go over the hill on HW 36 and drop into the Boulder Valley.

The Flatirons Crossing Mall and all the new apartment complexes and neighborhoods that have been built around it in the last decade make up the bulk of Superior as well as the McCaslin exit, it Superior on the west of HW 36 and Louisville on the other side.

The history of the area is about coal mining, first discovered in 1894 and Superior the town was founded just a few years after that first discovery. It is named for the "superior" quality of the coal that was taken from the area. The industrial mining there continued until closed down in 1945. The town became very small after that mostly consisting of farmers and ranchers until the development that exploded along the Front Range, especially along the Boulder/Denver corridor in the last parts of last century.

The average household income in Superior is about $80,000 and many of the homes while nice and fancy are over priced and on small lots in a cookie cutter fashion, for your buck you'd be better off in the mountains or else where along the front range. The character of the neighborhoods has been compromised by too quick of building and pushing through instead of looking at lasting character and space as assets.

"Newer Developments - Some Settlement Issues"

Superior really began getting built out in the 90s when subdivisions like Rock Creek and Sagamore were constructed. Superior Marketplace boasts Target, Whole Foods, Costco, and a host of other retailers draws shoppers from surrounding towns. It has easy access to Boulder and Denver, and shopping destination Flatirons Mall. Some of the properties have experienced settling, which can cause foundation issues, so be sure to talk to a professional when looking at homes in the area.
