Is Newcastle Avenue in Reseda a good street to buy a home?

I lived just a few blocks away from there on White Oak as kid, so I have some good memories of the area. The main problem is that Reseda has really declined in the last couple of decades and crime is just getting out of control throughout the inner Valley (the flat part).

Consider this. In the last six months there have been:

2 murders within 2 miles to the north.
a half dozen rapes or attempted rapes to the south
2 dozen assualts within a mile radius
2 dozen burglaries within a 500 foot radius of Newcastle including 2 on Newcastle proper.

That said, most this is not on Newcastle itself (much of it is on Sherman Way) but is enough of a concern for you to consider it when making a long term commitment like buying a house.

Reseda only has a few good pockets left. I'd lean toward Lake Balboa, West North Hills, Northern Winnetka or West Hills. All are the same price point.
