Kips Bay, New York City - What are the most expensive streets in the neighborhood?

The prices are not necessarily more expensive when closer to Gramercy. It has to do more with the type of building and its condition. As someone living right by the border I can speak for that.

There are many large condo and co-op buildings asking high prices close to the movie theater and supermarket. Being further west is obviously more desirable. I do agree though that being right by Gramercy is ideal if you can find a place there.

The closer you are to Gramercy, the more expensive it's going to be. So anywhere around 3rd avenue below 30th are the most expensive streets and those are all pretty even, price-wise.
