"All Work and No Play"

Alvarado Industrial West is, as the name indicates, pretty much just an extension of Alvarado Industrial which is to the northeast. Like that area, Alvarado Industrial West is the home of several companies, including LA Specialty--a speciality food supplier that provides food for California restaurants; Pacific Material Handling, a fleet management company that specializes in forklifts; and Finelite, an office lighting company.

These companies provide the backbone for Bay Area businesses. The actual appearance of the place is not much to look at, being mostly made up of squat office buildings and warehouses. It is clean and there are trees to help humanize the location.

To the west of this neighborhood there is the Alameda Creek and the marshlands that extend to the bay.

Overall this is a good place to work, but not for anything else.

"Too many factories!! Very little residential value"

Alvarado Industrial West is your very average typical cluster of houses, schools, restaurants and shopping centers that make up a very normal neighborhood atmosphere. If you drive through Union City Blvd you will see people walking around and frequenting cafe's and such. The residential streets are somewhat quiet. This neighborhood is relatively new and strays to set itself off from the Old Alvarado Industrial area. There are plenty of newly retailed businesses that have been set up almost just to prove that point. I think this area would probably be more business than residential. There are plenty of workers in this area and that is quite visible when rush hour hits because you are either caught in traffic or trying to avoid people that are suddenly taking to the streets. In my opinion the Northern Part of Alvarado has to many factories. I don't care for things that destroy the environment and Alvarado Industrial West is lacking in the green department.
