"Across from William Street park, South 16th street is is beautiful and lined with million+ dollar homes"

Or, at least they were until 2006. All of the homes are about 10 -15 feet above street level, so there is no danger of flooding from the Guadalupe River which runs through the park across the street. The front yards slope down to the sidewalk. These homes are from the 1920's and model T's used to up the driveways. The home have always been upscale and are well maintained.

There are no businesses within about a half mile to a mile, so shopping or dining involves a drive. It can be a great neighborhood to raise kids, with the park across the street, and an elementary school just behind the park.
