"Great flat neighborhood between several shopping areas"

This is more of a micro-neighborhood consisting of just a few blocks between Center and Sir Francis Drake. It has easy walking access to downtown and to red hill center, and is about a 1.5 mile bike or walk to Fairfax. Despite being west of the hub this area is still pretty easy to get in and out of.

"Close to town in a picture perfect setting."

If you want to be pretty close to downtown San Anselmo, but are looking for a slightly more idillic setting than the Seminary neighborhood can't be beat. Sure, it's a very expensive place to buy a home, but these picture perfect streets with large trees and beautiful houses are hard to beat anywhere in California.

"Small town living where you can walk to everything"

The downtown areas including the Seminary, Calumet park and other walkable parts of San Anselmo area great for those that want the peace and quiet of Marin, but still want to walk to coffee shops, restaurants, banks, and shops. Also walkable is the wonderful Wade Thomas elementary school and several parks.
I live very close to San Anselmo ave and there are some minor downsides. There is noise from town, but everything shuts down by 9pm and since I came from SF it's still really quiet. Likewise parking can be tough on the street on a saturday when town is busy with people. In short, it's a great friendly community that feels more like a town and less suburban than other local areas.
