What's it like living in the Crocker Amazon neighborhood of San Francisco?

The neighborhood itself is generally quiet. Lots of families and almost all single family homes. I'm a cyclist and love having proximity to San Bruno Mountain. BART is a 12-15 minute walk away. On foggy days, the fog usually comes in earlier than in the Mission but much later than Richmond/Sunset. The only downside is the Mission st. commercial corridor at Geneva/Mission is really run down. I've never been able to figure out why Mission St., in general is so run down except for a couple blocks downtown.
