What are the up and coming neighborhoods in Chicago?

I'd say the Tri-Taylor neighborhood is nice, and getting better, as is West Town/Humbolt Park, which are near Wicker Park, which is a really cool young neighborhood, but the prices are a bit lower and I think it may turn into the next Wicker Park.
