"Up-and-Coming"

We moved to Pico-Union from Downtown LA due to more affordable housing. I purchased a duplex three years ago and can not be happier with the decision. Its about 10 minutes walk to LA Live, 15 minutes walk to Target, Ralphs, Whole Foods, varies restaurants, bars etc. We are a middle/middle upper class family with kids and needed outdoor space. Considering the majority prefer to rent rather than own properties, it is the best place for a landlord to invest near DTLA.

"Nothing redeeming about this part of town"

I would say this area is on my bottom five of places I would ever live in the city. It just stinks. It's all low income housing and dirty, run down apartments. It's not quite downtown, its not quite Silverlake, it's not quite even Koreatown. It's the middle of nowhere with nothing around. . . except for freeways and crime. Oh, and fast food restaurants.
I, honestly, can't think of one reason to go here let alone live here. There are no restaurants, no bars, no parks, nothing. And, it's not only dangerous at night, it's really sketchy during the day. There is a ton of traffic all the time because of the 10 and the 110. And, it's really dirty and ugly. There's really nothing else to say except for to avoid it.
