Balboa Blvd, Sylmar

Balboa's Sylmar section is mostly a business park with some apartments. Local businesses include the Los Angeles County Assessor's Office, an indoor go-kart track, a bakery, a golf course, and a tile outlet. Most business will give discounts to local residents. Apartments in the area are very new, and proximity to the freeway allow easy access to the rest of Los Angeles. Large amounts of traffic during rush hour, especially around 5:00 and 6:00 pm.
