"Best schools, cleanest neighborhoods, excellent property value and great community...but also search HENDERSON, NV for great neighborhoods in the area!"

While all of Las Vegas can boast of being a great community that we don't typically get credit for, Summerlin is an amazing community within a great community. It's master planned so the association fees tend to keep things neat and tidy and you get the benefit of beautiful parks in every neighborhood, community centers, walking trails (in some) and EXCELLENT value in buying a property here. As they say "location location location" and that holds true in Summerlin. No matter what area of Summerlin you reside, you're likely very close to the 215 which loops the entire city. Downtown Summerlin has added the much needed "shopping" element we were missing, even though Boca Park had some decent shopping options prior. Red Rock is hands down the nicest and most fun Stations Casino property and it's right in the heart of Summerlin. There are tons of great dining options in the area so you don't have to trek all the way down to the strip for a great meal, but if you do the strip is just a 10-15 minute drive (or 20 at the most if you live in a more remote neighborhood). But consider Strip traffic will add 10 minutes to that drive.
Las Vegas has been rated as having the worst school system in the country, but the schools in Summerlin are the exception. Many have EXCELLENT ratings and you also have great private school options in the area.
Red Rock Canyon is just minutes away and McCarran airport is no more than a 20 minute drive, if not less. But MOST IMPORTANTLY, if you're thinking of moving to Las Vegas, make sure to search Henderson as well! Parts of Henderson are also great options - I'd suggest looking at Anthem if you like Summerlin but want to live on the South side of town. Anthem is hands down the nicest part of Henderson, in addition to the million dollar homes that also reside south of Horizon Ridge Parkway in private communities. But Anthem is a master planned community that has homes priced at every level, not just luxury living.

"Evergreen Sub-Division"

This area is “to die for”! It’s walking distance from just about everything! Two blocks away are a middle school, elementary school (both Blue Ribbon) private pre-school, senior care facility, reformed temple, Mormon church, Hebrew Academy grades pre-k-12 (the 2nd highest rated in the country) and a beautiful park with a “Hollywood bowl” style stage for performances. Then about 1 mile away in any direction are supermarkets, fuel, car wash, fast food, dining (both normal and fine), small shops, banks, drug stores…. everything you could want or need so you don’t have to leave the area, ever! When the market went crazy, this neighborhood, this very zip code, was rated the highest moving and most desirable area in the country! What more could you want! Well……. let me tell you what you get along with all these wonderful things; something you don’t want. One nosey neighbor stays inside during light hours wearing black 24/7/365 days a year. She let herself go, looks so dumpy and over aged that her husband seems to be working a lot more than usual, possibly he has something on the side…hummm. She will go thru your trash in the middle of the night, allow her dog to shit all over everyone else’s property, but not her own! Set-up outside drains to dump on the neighbors’ property instead of going out to the street! She looks in your windows, stands on a brick to peep over the wall, hovered over her children so much so that when they were of age, they left! They have yet to return! She’s so lonely! If a service person happens to come by or some poor missionaries, look out! She’ll talk your head off for hours and hours. Then there’s the other side of the street! This family has a husband that is a peeping-tom with a wife that is very much aware. She has humiliated herself by putting herself at the mercy of the other women in the area. She knows her husband has wandering eyes and wiggly wrists. They never, ever do anything together or speak with one another! What a family! This poor woman has let herself go so much, she appears to be an overweight, homely pioneer women that was sold to this man she married for a chump of change! On the other side is a family that has numerous children which have all been kicked out of every school in the city, drug abusers and not smart enough to pull off a crime without getting caught. These people put on a face for the rest of us to believe they are the perfect Mormon family; but when you look inside, whew, they have problems! All the kids are in trouble with two more just beginning to learn from their elders! Whew!!!!!!! So if you’re looking for a good investment, this is the place. If you’re looking for friendships, unless you’re lonely and nosey, don’t bother. You will lose your sanity living amongst all these loonies!
