"Mambos, Griffith Park and the Stables"

Riverside Rancho is a largely residential roughly triangular shaped neighborhood that borders Burbank on the west, the 5 on the east and Griffith park on the south.

On its south-eastern corner there are the large stables that provide horses for the Griffith park horseback riding and the nearby Equestrian Center.

The majority of the neighborhood is made up of older Ranch style homes and boxy 1970s apartments. Homes in the neighborhood are relatively affordable, with your typical one bedroom going for just under $1,000 per month. If the local elementary, Benjamin Franklin Elementary, is any indication, about two thirds of the population is Hispanic. It is considered a strong school with an API rank of 9 out of 10, on a par with its neighbors to the north.

The main lane through Riverside Rancho is Victory Blvd., a wide avenue with a central turning meridian—clean but not particularly attractive in this area. Most of the neighborhoods businesses and stores make their homes here. There are Volvo auto parts, beauty supplies, liquor stores and cheap motor inns. You will also find a couple of restaurants here like Mambo’s Café, a Cuban restaurant. Very nice, fairly authentic food and really cool black and whites of Cuba before the revolution.

Overall it is nice family neighborhood with affordable home prices. A little dull perhaps but in a good way.
