"Part of the Hyde Park area (unfortunately)"
There are some beautiful older homes in North Hyde Park. Most of Hyde Park is bipolar in that there can be amazing homes with conscientious homeowners doing their best to maintain their home and property values but their neighbors on both sides will be kind of sketchy or even criminal. There are even a few old mansions in the area. Bordered by some of the more notorious streets in this part of KC, it's no surprise that crime is pretty bad. If you drive through the area, you'll see the great old growth trees and see some of the nice old homes and likely think it safe. Don't let appearances fool you though, it really is a hit or miss place to live. You are relatively centrally located so it is easy to get around the city. Beyond the crime, you are also in the KC school district which, in a nutshell, is a terrible place to send children. This really is not a good place to live overall... the combination of crime and decreasing property values make it a real gamble, especially when there are neighborhoods close by that are safer and more attractive.
