I know there was a huge fire this summer near Fort Collins, how often does that happen?

Should fire be a huge consideration for buying a home in Fort Collins, both in the city and in the canyons/mountain areas around town?

We don't historically have many fires around Fort Collins in the foothills and mountains. Most of the fires are due to dry conditions combined with lightning, campers, and smokers discarding their butts. I have answered this question a couple of times in the last 16 years but it has never been an issue for buying in the city of Fort Collins. However if you are considering living in the foothills or mountains west of the city you will need to take into account a lot of things. Because of the High Park fire the summer of 2012 areas west of town have higher hazard insurance issues, along with higher premiums as rated by the insurance industry. On a side note, I have not seen a change in property values yet, either up or down, as a result of the big fire. People still love living in these areas.

Yes, it was the largest subdivision that was hit. There were others but the farthest southeast part of the Glacier View subdivision lost a lot of homes.

Living in the mountains has always given way to the potential of structure loss due to fires. If the summers are dry and there are a lot of lightning storms it's bound to happen. Some years are obviously worse than others. Some home owners try to clear the land nearest their homes to prevent fire from destroying it, but that doesn't always work. I personally wouldn't think twice about living in town, although if there are fires in the mountain areas you will get the smoke which can be pretty thick for miles.
