"Highlands is my favorite area in Denver"

Highland or as many people say "The Highlands" is a great place to live, work & play with close proximity to 1-25 and LODO. The local restaurant scene is AMAZING. Linger is an awesome place to eat and they use a ton of local products in their dishes. For a great happy hour hit El Camino for some killer margaritas.
Pros
  • a LOT to do
  • foodie epicenter of Denver
  • Wonderful vibe
  • Historic and eclectic
  • historic character

"Walk or Bike to Everything!"

Highlands is a great neighborhood to call home....or spend a lazy Saturday afternoon. If you are lucky enough to be a resident your legs (walking or biking) can get you just about everywhere this neighborhood has to offer during Denver's 300 days of sunshine.

Home to some of the best restaurants that Denver has to offer - Highlands is starting to be known as the foodie hub of Denver. It is also home to great local boutique shops which can be found witin the many business districts Highlands has to offer: Highlands Square at 32nd & Lowell, Tennyson Street from 38th to 44th, Lohi around Boulder & 16th, and the small area near 32nd & Zuni.

Highlands has a few "sub" neighborhoods, with different opinions of "official" boundaries. West Highlands (west of Federal), East Highlands (west of Zuni) and Lower Highlands aka LoHi (east of Zuni to I-25) all are located within the Highlands neighborhood. Just outside of the Highlands, to the north, are Berkeley and Sunnyside neighborhoods.

With tree-lined streets, historic charm, numerous boutique restaurants and shops and proximity to Downtown; this neighborhood will continue to increase in popularity for years to come.

"Lower Highlands LOHI"

LOHI or the Lower Highlands neighborhood is one of the more exciting neighborhoods in the Downtown Denver area. This area is definitely on the rise due to its proximity to Downtown and the popular neighborhood restaurants, bars, Coffee Shops and night clubs.

During the summer this area is a hot spot. Everyone outside on the patios, having there drinks and socializing.

This area has good walkability due to the pedestrian bridge that cross the highway to the downtown area.

There are many different styles of properties in this area from Traditional Bungalow to the new Modern lofts being built. Prices are affordable compared to the properties in the downtown area.

One of the drawback of this area is parking. During the summer, I have found it difficult to find parking when dining in the area.

Overall it is a hip, modern and young area.

  • a LOT to do

"Decidedly trendy, with plenty to do"

Highland was the first neighborhood since LoDo to undergo such an astonishing transformation with such spectacular success. This used to be a run-down area and a pretty scary neighborhood. It is unrecognizable as such now. In fact, it doesn't get much more trendy than Highland, and it has been so successful that all of the surrounding neighborhoods are in demand as places to live, work and play.

The Victorian homes have seen some much-needed TLC, and are wonderful houses. This and surrounding neighborhoods have become such interesting spots becuase the businesses that thrive here are entrepreneur-owned independent spots, so there is an exciting variety that is not to be found in many revamped neighborhoods with nothing but chains. There are tremendous restaurants, art galleries, and other small businesses.

You've missed the boat by several years when it comes to real estate investments in this area. These gorgeous little homes have risen in price to a high-end range for the low square footage involved. It may have peaked, but costs are not falling. Bargain-hunters will find few options here.

There is a wonderful energy in this neighborhood. The vibe is cheerful, energetic, and varied. The downtown feel of variety and activity has spilled over into this neighborhood. But despite the density of people, this has a much more intimate feel than LoDo and downtown. If you can afford it, this is a fantastic place to be.
Pros
  • Wonderful vibe
  • Historic and eclectic
Cons
  • Housing costs have doubled-tripled over a decade

"One of Denvers most desirable - especially for foodies"

Nowhere is the clash between Denver’s high concentrations of great eateries and its relatively fit, pretty population clearer (or more galling to people with low metabolism) than in Highlands. In recent years, this neighborhood across the Platte from downtown has become known as the foodie capital of Denver. Everything from Mexican bakeries to coastal seafood to gourmet French and local, organic cuisine can be found here. That new place with the critically renowned chef that’s so cool you haven’t even heard of it yet? You can be pretty sure that’s in Highland.

This neighborhood does have a lot more going for it than just the food. Originally settled as a highly desirable, elite suburban alternative to the “dirty, sinful city” of Denver, Highland has come full circle and is now a highly desirable urbanized neighborhood. And it’s also becoming more elite. Although so far it’s managed to retain diversity and there are some affordable homes, rents are going up, and some of the gorgeous old Victorian homes top the million-dollar mark. Overall, Highland feels a bit like a more grown-up version of Capitol Hill – equally walkable, almost as convenient, just as architecturally interesting, and with as much going on, but slightly more upscale and a little less gritty around the edges.

  • historic character
Cons
  • prices are getting high
  • lack of parking
