Thinking about buying land and building a home near the water in Edmonds, but I don't know much about the people or area.

Hey Toni,
Edmonds is great for families and retirees. However, if you get property near the water, you will be right next to the rail line. Trains come through many times a day (both passenger trains with commuters going to Seattle, as well as BNSF cargo trains) and blast the whistle extremely loudly. The only way around that is to live farther away from the city center. Good luck!
