"Over priced property"
As we all know now the Federal ALP under PM KEVIN RUDD relaxed foreign investment rules in property in April 2008 and lots of wealthy overseas investors bought heavily into Melbourne Housing stock. Particularly the Nouveau wealthy of mainland China. this caused such a housing boom that the median house price rose 20% in Melbourne Metropolitan area and some suburbs were really seeing a housing boom specifically Glen Waverley. Whilst Box Hill and the South-Eastern suburbs saw many investors buy property the Wealthy Chinese bought mostly in Glen Waverley. The only conclusion one can draw from these market moves was when the foreign investment rules were again tightened just before Rudd was sacked suburbs like Glen Waverley were seen as really over priced and now that interest rates are moving towards a rise ten market is depressed and this is no longer a good investment area. Most of the Housing stock in Glen Waverley is dated and overpriced and whilst this applies to the South East in general because its a Chinese enclave only makes it attractive if you seek that atmosphere and have excess wealth to purchase here. .
The restaurants are not as high quality as some may think and I would much prefer China town, Box Hill or even Clayton Road, Clayton. The Novotel has a tabaret and Pokies and a small Village Cinema which is very dated. The bowling alley is a very good family attraction as is the Sunday market. Once you have experienced those and the coffee shops it becomes a very boring and bland shopping centre.
Whilst Melbourne is one of the most liveable cities in the world it would be unfair to single out Glen Waverley as the only bland suburb as most of Australia is pretty mediocre despite our flashy tourism ads. Having Chinese grocery shops is a great advantage as they offer much healthier food than most supermarkets. You will find Asian grocery shops in Forest Hills and most better suburbs.
In summary if you want a nice house in Glen Waverley be prepared to spend 700,000 to buy a run down dated property and then spend another $400,000 building something luxurious and you will almost break even in value ( if the block is minimum 600 square metres).
Buying a dated property at the better end will cost you on average $850,000 to $950,000 for something halfway decent.

"Mainly Old and dated houses requiring maintainance and renovations...Huge Electricity Transmission towers"
Mount Waverley properties are old and dated and way overpriced. Many are on hills with unfavourable sloping. Like Glen Waverley the overpricing here was due to the influx of foreign investment rules rather than any real appreciation. This widespread phenomenon of the housing boom fuelled by offshore investment have turned these poor investments into very poor investments. Those who buy at the current prices expecting huge returns over the next decade are fooling them selves as their money will be eaten away by rising interest rates and heavy maintenance and renovation costs. I have seen recent auctions with no bids except huge vendors' bids to keep up the illusion of a housing boom that does not exist.
Those who are prepared to take on huge mortgages on $700,000 properties would be wiser to look to new estates with newly built featured properties. The huge transmission lines give off huge GAUSS magnetic fields despite theories and ,measurements to the contrary. They are ugly and a risk.

I think mt waverley is a great place to live. You will get power lines in heaps of other suburbs. To avoid emr you really need to move to the country and stop using clock radios,tvs,iPods, lights, computers,mobile phones,wifi etc. I'm sure that you would be getting more emr from regular mobile phone use and using a clock radio by you bed etc than living 50 m from a power line. I have lived in mt waverley in the past and I loved it and wouldn't hesitate to move back if I had to.

Thankyou for comment Glenscotches and I accept your argument that many suburbs are affected by proximity to Main Power Line towers and the EMR they produce. I have also attended many auctions in Mount Waverley this year where properties situated near such Power line towers did in fact discourage bidders and hence the properties were passed in on a vendors bid. Generally speaking most of Mnt Waverley has desirable qualities and is valuable Suburban real estate. After watching an episode of "Relocation selling homes in Australia" on the lifestyle channel there was one example of a property situated close to a Huge Main Power Line Tower which was emphasized as a major factor of its poor resale value. I agree with this opinion that land situated near major Power transmission lines and towers results in devalued land and personally feel that I would rather live as far as possible from them. If you feel that this of little concern to you then I would suggest that you would find some cheaper real estate around these areas if so choose.

"Great Night Life"
I grew up in Elwood and St. Kilda and without any doubt it has the best night-life and atmosphere of any part of Victoria let alone Melbourne. Although i's share of phony Artists/Creative pretentiousness about it it however still hosts a full spectrum of colour and entertainment. The Palais has been host to not only a glorious age of film but some of the greatest Music concerts internationally over the decades. The original Rolling Stones line up with late Brian Jones played there in 1966 and it has hosted the best musicians in the world to the present. It is home of Lunar Park and Sunday Markets.
The Historical Jewish Character of suburb gave it the title of "Little Israel" and whilst that may be disappearing the elegance and fine dining remains. The area has a great blend of both contemporary and historical architecture.
It gets a little risky late at night but there are heaps of tourists and good people traffic at all hours to minimise the dangers.
Real Estate here is prohibitive and this has also made Elwood also very expensive.
With its heavy traffic and poor parking its rich historical character and colour still make it a great investment.
Property here like Caulfield will always rise more than the average median price even during a boom period.
Its the best place to party in Melbourne and the beaches are very clean although it has some days of High E-Coli but only after heavy rains.
Even an apartment or unit is a great investment in this area but make sure you get off street parking.
Great access for a variety of great schools so great for families.

"The Quintessentially overated suburb of Melbourne Trendy and superficial"
Having lived and worked in Port Melbourne on Bay Street many years ago I know its development in detail. It still has a Human Services Public Housing estate within it which brings in a heavy criminal element and atmosphere of despair and poverty ensconced within a ring of superficial "twenty cent" millionaires.
As for the notion that many rich socialites and celebrities live there well that's the "biggest crock of of you know what". For a start Australia let alone Melbourne does not have many celebrities you would want as neighbours. Furthermore if they were your neighbours along with "rich socialites" they probably wouldn't want to know you and it certainly wouldn't mean they were quality people worth knowing. I have been in the International Film and Music business for two decades and Most of the Australians in the business are not worth knowing let alone being your neighbours. This suburb is full of insular and superficial people.
I still own property there but I bought and renovated when it was really cheap and leased to professionals.
It use to be nicer place to live in before it became a trendy place with a few bars but that has attracted the usual violence and dumb superficial drug culture that inhabits the the city of Melbourne. Its closeness to SouthBank and therefore Crown casino might be fun for a year or so and then you will become weary and tired of avoiding the same boring and mediocre trendiness Melbourne is so notorious for.
Its expensive real estate and suited for trendy high earning professionals or young people with big inheritances and low self esteem. Young families who want their children to grow up in High Air pollution this would an ideal environment and as their children grow to be teenagers the drug culture will so much more accessible.
You will find much clearer, romantic and peaceful sunsets further along the Bayside suburbs than here.
In terms of property its mostly tiny little old boxes like Albert Park and South Melbourne. The beaches are filthy and have high E-COLI bacteria readings so do not walk bare foot along the waters edge. During peak hour the area reeks of Car exhaust and the usual pollutants.
Just because its a trendy area with lots of restaurants does not mean high quality cuisine and the same applies in the Docklands and South Yarra. Great restaurants with great food rather than atmosphere are difficult to find in Melbourne.

First of all your statements about crime in Port Melbourne are completely false. Having lived in Port Melbourne for sometime, I have never EVER felt unsafe. I walk the streets at all hours, and never ever have I felt unsafe at any time. Considering Port Melbourne is one of the top suburbs in Melbourne, how would explain so many people wanting to live here if there is such a high crime rate? It simply does not exist.

First of all every suburb in Australia has crime stats of those reported as below at the end of my reply
Next you are not a single female or in a vulnerable group profile so your comment is really dumb about feeling safe. Next some of the worst crimes in Melbourne have been committed in Port Melbourne which for some time has been a notorious "hangout" for underworld figures.
Just some incidents ..................
1 .A MAN was stabbed in Port Melbourne after asking a group of men for a cigarette. Police said the victim provided only limited details of the incident, but said he approached three men “near the beach” about 11.30pm yesterday. The man was stabbed in the shoulder and suffered cuts to his ear after an argument with the men. After the attack, the victim returned to his way home in Evans St and emergency services were alerted. He was taken to the Alfred Hospital for treatment for non-life-threatening injuries.
2 AN OFF-DUTY policeman was stabbed in the shoulder outside in Port Melbourne this morning.
The officer, 49, was taken to The Alfred hospital with non-life-threatening injuries after the attack in The Boulevard just after 3am. The police officer was sitting alone in his car outside Sandridge Life Saving Club when he was attacked. Police are still piecing together the cirumstances leading up to the stabbing.
The man who attacked the police officer fled on foot. He was wearing a blue, hooded jumper, jeans and runners and had a European accent.
3 In May 2002 the underworld figure Victor Peirce was shot dead in Bay St, Port Melbourne. The crime remains unsolved.
4 A man whose face was slashed open with a meat cleaver in an unprovoked attack at a Port Melbourne pub may have been the victim of mistaken identity, police say. The 44-year-old victim suffered life-threatening injuries including broken bones and nerve and eye damage after a an unknown man cut his face at a Graham Street hotel on March 28. A Victoria Police spokeswoman said the Port Melbourne man was assaulted by another man who entered the bar just before 5pm and was subsequently seen speaking to a woman. The attacker then approached the victim in a nearby TAB area and struck him in the head with a weapon, which police believe was a meat clever, then ran out. Detective Senior Constable Paul Kerr of the South Melbourne Crime Investigation Unit said the targeted attack was a case of mistaken identity.
The area is close to South Bank and the Kings Street part of the CBD where violent crime has been horrific and is getting worse no matter what the media may say.
Furthermore your ridiculous comment that Port Melbourne has the feel of a small country town when it is an inner city Urban high Density living area demonstrates ignorance beyond belief.
I have lived in the area probably long before you did and know there is a huge Public housing element on two ends one on City Road and you should know where the other is.
A large section of Port Melbourne is Commercial zoning. It is situated near main traffic arteries and near the city centre therefore would amongst the highest air pollution in the Melbourne Metropolitan area.
As for E Coli the Beach is the closest to the Ports and the City drains so it would have to be one of the dirtiest beach especially after a heavy rain downpour.

Port Melbourne use to a very cheap suburb to buy property but now its way over priced and will not appreciate more than the median price rise in the future. Those who bought in the 70's to the 80's made the huge capital gains. Since the eighties its been on track with the median price gain therefore unless you are buying with cash you will have a huge mortgage. Most of the Port Melbourne renovations are very expensive due to the old and dated houses as in Garden City therefore making renovating a capital gain risk. I get the feeling you are merely renting or have a tiny cottage there as you do not sound very knowledgeable about real estate. Port Melbourne has a low resale value in terms of capital gain!!!
If you can afford property in Port Melbourne and park in the city on a regular basis you would have to be "very upwardly mobile" you just sound like you do not fit.
The stretch from St.Kilda to Docklands is by far the biggest drug culture strip in Victoria so you obviously are clueless about the sort of people that hangout in the trendy bars locally. Being a trendy urban area like South Yarra its just really superficial.
I am not going to debate this matter any further!!!

Those who bought in the 70's to the 80's made the huge capital gains. Since the eighties its been on track with the median price gain therefore unless you are buying with cash you will have a huge mortgage. Most of the Port Melbourne renovations are very expensive due to the old and dated houses as in Garden City therefore making renovating a capital gain risk. I get the feeling you are merely renting or have a tiny cottage there as you do not sound very knowledgeable about real estate. Port Melbourne has a low resale value in terms of capital gain!!!
If you can afford property in Port Melbourne and park in the city on a regular basis you would have to be "very upwardly mobile" you just sound like you do not fit.
The stretch from St.Kilda to Docklands is by far the biggest drug culture strip in Victoria so you obviously are clueless about the sort of people that hangout in the trendy bars locally. Being a trendy urban area like South Yarra its just really superficial.
I am not going to debate this matter any further!!!
Port Melbourne beaches are filthy and have higher E-Coli readings than almost any other beach on the bay, it has very high Air Pollution, low investment resale value, a trendy superficial environment, expensive cost of living, very poor parking, high Traffic "Grid-Lock", typical urban crime consistent with the Port Philip Area. If you are a single female or out with the family you will definitely not walk the streets at all hours!!!
If you want to pay for real estate in Port Melbourne fine but for that money your better off in Albert Park, Elwood, Brighton, Sandringham ...that is on the better parts of the Bayside.

It's clear we are all very passionate about the subject, which is fantastic, however it's also very clear that we should be talking about the suburb, and not attacking each other. Let's keep things friendly.
In response about the crime in Port Melbourne, I can find any number of reports from ANY suburb in Melbourne that can read exactly like the one's you have posted, which can be misleading in isolation.
What's very important to point out though is that doesn't make Port Melbourne a high crime suburb. It simply means it HAS crime, as does every suburb.
The bottom-line is that I have never ever felt unsafe in Port Melbourne, nor does my fiance who thinks it is one of the safest suburbs in Melbourne. I've been to many MANY cities around the world, and Port Melbourne is up there as one of the safest. We both walk around at all times of the day and night, and always always always feel safe, no matter what part of Port Melbourne we are in.
The beaches aren't the cleanest going around, but none of the beaches bayside really are. The most important think I have to point out to other readers is that to think that they are unsafe would be completely misleading. I've spent so much time on the beach in Port Melbourne as do thousands of families each year, and none are worse for wear. In fact Port Melbourne beaches are so much quieter than those along Albert Park AND St Kilda, which is why I love them so much.
Yes Port Melbourne may have grown significantly in the past 10-20 years, and developers have done well, but the simple fact is that the location of Port Melbourne is amazing and that will never change, and that is why prices are not likely to ever implode (unless the rest of Victoria does).
So in conclusion, I completely respect your opinion. That's the beauty of a site like this in that the 'wisdom of the crowd's' shines though :)

"Expensive Area but prices keep rising above the median"
As Caulfield is a mainly Jewish Enclave the demand for property and will assure that prices will will continue to rise here.Like Malvern , Brighton and Toorak it will remain one of the most expensive sought after suburbs in Victoria. If you are Jewish then its its the best in Australia. It has a huge luxurious Racecourse which is the highlight of Australia's Spring Carnival. It has a Monash University complex and major Hospital facilities in the area. The night life is non-existant but its close enough to St.Kilda and the City to make up for that.

"Over rated and Over Priced .Prone to flooding ..Double story Houses with Great facades but no features within"
After the floods this month I must update this review!!
Deepwater Avenue in Waterways , which is part of the reclaimed swamplands of Keysborough, suffered heavy flooding!! For a new estate the flooding was a huge indictment on poor planning and infrastructure. Further South at Bangholme E-COLI readings have been so high that residents are moving out and this was TV tonight ( 25th Feb 2011).
This whole area of real Estate is way overpriced considering that all the houses have piers on slabs which will not prevent slab cracking after a decade or so.
Keysborough is one of the most overrated new Estates in the South East. Despite demographics on APM it is predominately a Vietnamese enclave with multiple Indian family dwellings on the rise as well. The design for parking is ridiculous with tiny spaces and high curbs . The house prices are ridiculous and the land size lots are most under 500 square metres. The new Somerfield and Waterways are horrid little states with little facilities and surrounded by the Industrial estates of Greens Road on one side, Boundary Road on another and "Slummy" Springvale on the other. Most of the inhabitants are the lowest end of the Victorian Vietnamese Community and will find most of them at Crown casino on most nights.
During peak hour traffic the suburb becomes isolated by Traffic "Grid-Lock" and there is little public transport its only buses. There is no night life of any description.
There is an highly active crime element in neighbouring Springvale and therefore is actively targeted.
It does have some exclusive Private Grammar schools on Springvale Road but few of the locals have children attending there.

"The very best new estate in Melbourne and the closest access to the city"
Lynbrook offers the the best value for money properties in the state of Victoria. A small Suburb with quick access to the MI freeway, WesternPort Highway, Eastlink, The Princes Highway and above all the South Gippsland Highway (recently upgraded) all the way to Phillip Island in 30-40 minutes. You can even get to the beach around Paterson lakes down Thompson road. It has a diverse spectrum of people mostly third generational Australians and sprinkled with a great mix of cultures and lots of young families. An active Cricket community as well. The new LYNBROOK rail station is now being constructed.
The new $14 million Lynbrook Hotel is one of the best equipped massive new "State of the Art" Hotels in Melbourne with restaurants, Motel, TAB pokies and huge conference facilities. The New Lynbrook shopping centre is expanding rapidly and a Post Office has just opened. It has 24 hour ,seven day a week security guard patrols.
Lynbrook Shopping Centre also has one the best 24 hour seven days a week bulk Billing Medical centre in Victoria. It has new Primary Schools and two Child Centres with heaps of vacancies. It also has a security Patrol operating at all hours. There are new and established Secondary Colleges in the Area. There is a new Shopping Plaza being built at Northey Road Lynbrook and another shopping centre in its own medium density gated community on Evans road as well a New Aged Care facility.
Also Lynbrook is serviced by Public transport Buses and a New Railway station currently in construction.
There are many reserves and a parks and a small lake. It is near several Golf Courses and a ten minute drive to both Fountain Gate and Dandenong shopping Malls. Southland, Knox and Chadstone are a 15 minute drive even during Peak traffic times. There is also a new Shopping Centre planned for Hampton Park only a minutes drive. It was unaffected by the recent floods.
Although only a few Kilometres further from Melbourne than Keysborough it does not have the traffic Blockages that surround Keysborough. The land and properties are well over $100,000 cheaper than Keysborough but rapidly rising but still relatively affordable. There are plenty of 24 hour Petrol Stations and even a 24/7 McDonalds and even a new Seven Eleven in the Suburb.
With housing stock and vacant land rare this close to Melbourne it will not last long and prices will rise sharply over the next three years. With Dandenong Plaza upgraded its the most desirable gateway to Gippsland and peninsula in Victoria. There is even new medium density housing lots up for sale at present.
