"Memorial Park"

Washington Ave / Memorial Park are wonderful portions of Houston. This neighborhood is located near Interstate 10 and inside the 610 Loop. Main streets traveled in the area are Memorial Drive, Studemont, and Yale. This is a busy area of Houston, and very close to the Historic Heights that has become a popular residential area again after the many restorations.

Memorial Park takes up the Western portion of this neighborhood, and is a very plush and active part of Houston which is occupied daily by athletes exercising and training for marathons, dog walkers, and mommy stroller groups. You will find a variety of restaurants in the area, mostly smaller hole in the wall (but well known joints). For shopping you will want to head to I-10 or The Galleria area.

"Dirty Flea Market Central"

The Gulfton area of Houston is located just outside of the 610 Loop, near 59 – The Southwest Freeway. Main roads traveled in this neighborhood area Chimney Rock Road, Renwick Drive, and Gulfton Drive. Housing here is very affordable, and you can find low rent homes and apartments in a variety of subdivisions.

The Gulfton area is primarily Hispanic in population, and is an older – established part of Houston. Many residents here are immigrants from Mexico. You will find a variety of strip centers and restaurants dedicated to the Hispanic community, as well as a flea market. Students living here will attend Houston ISD, but in this particular community there is a high dropout and truancy rate. The crime rate in this area is particularly high as well. Once you cross over to the Bellaire area a short drive away, the scenery seems to improve drastically. This is not a place I would choose to reside.

"Not so SHARP anymore"

Sharpstown is located on the West side of Central Houston, and is in between Loop 610 and The Sam Houston Beltway. Some of the main roads traveled in this area are Bellaire, Beechnut, and Harwin. Harwin is known for many warehouse type wholesale stores that often sell knock off items for very affordable prices.

Sharpstown is home to Bayland Park, Westwood Country Club, Sharpstown Country Club, and Houston Baptist University. In the Sharpstown area you will find a mix of strip centers ranging from Asian to Hispanic. The homes in the area are very diverse as well, and can vary from established homes you would expect to see retirees living in, to more affordable housing and apartments that would house singles or young couples. Sharpstown Mall is located here, and just a short drive away you can reach Downtown and The Galleria Area.

"Recently Re-done"

Meyerland sits right along the 610 Loop, and is an older established neighborhood. It is close to 59-The Southwest Freeway, and offers easy access to Downtown and The Houston Medical Center. Main streets traveled in this area are Chimney Rock, North Braeswood, and Beechnut. The homes in this area are older, but typically include large plush front and back yards, and are set back from the streets. Apartments can be found abundantly and include The Villages at Meyerland which offer all bills paid with rental. The school district here for grade school students is Houston ISD.

The Meyerland area is fabulous for shopping and dining with the newly renovated shopping palza. There are a variety of restaurants nearby to choose from such as Outback Steakhouse and Café Express. Shopping can be found at Meyerland Plaza and includes shops such as Office Max, Target, and Stein Mart.

"Close to Missouri City"

The Westbury area is located in Southwest Houston, between Loop 610 and The Sam Houston Beltway. Main streets traveled in this area are Chimney Rock, South Willow Drive, and Hwy 90 – South Main Street. This area is situated very close to Missouri City.

Westbury is known to be home to many of Houston’s gay and lesbian community, and also provides affordable housing. The homes located here are on the smaller side; typically 3 bedroom one story’s and are more of the established fee. If you are looking for multi-family housing, it can be found in local apartments, townhomes, and condos. Shopping and dining can be found close by in Meyerland Plaza, Uptown, and The Galleria area.

"Hold out for nearby First Colony"

Greater Fondren is located in Southwest Houston, close to Stafford and Missouri City. Nearby freeways include 59-The Southwest Freeway, 288, The Sam Houston Beltway and Loop 610. Main streets traveled in the area are West Airport and West Belfort.

In the Western portion of Greater Fondren is the Southport Business Park, which houses many warehouse and strip center companies. For the most part, apartment complexes South of 59 (which is where Greater Fondren is located) are run-down. There are some homes that you could grab at an affordable price, that are in decent condition, if you don’t mind the area, but you won’t find any high class neighborhoods here. The stores in the area are somewhat shady, and I would travel towards Sugar Land or First Colony for shopping and eating. I used to work in an office building in this area…I was afraid to stop in the corner stores, and would travel 15 minutes at lunch time so I could be near First Colony Mall to grab a bite.

"Hectic area"

Fondren Gardens is located in Southwest Houston, right on the edge of The Sam Houston Beltway. It is close to Missouri City, Sugarland, and First Colony. Main streets traveled in the area are Hilcroft and Fondren, along with Beltway 8. This area is very small and has little housing on the residential side. The land is mostly made up of businesses and strip centers.

The area of Fondren Gardens has several religious facilities to choose from, including Greater St. Matthew Baptist Church and Fountain of Praise. Several fast food restaurants are in the area, but for shopping and sit down dining you will want to travel a few minutes down the road to Sugarland or First Colony Mall.

"Lazies here"

The Lazybrook/Timber Grove area is located just inside the 610 Loop in Northwest Central Houston. The area is close to The Heights, and is convenient to Hwy 290 and Interstate 10. The main streets traveled in this neighborhood are West 11th street, West 18th street, and Ella Boulevard. The real estate listed in this area is quite affordable compared to other areas of Houston, since it is an older area of town with smaller homes.

There are quite a few fast food and strip center restaurants in this area, but for dine in eating you will want to travel a little further down 290 or I-10. Northwest Mall is located here, and is still open, however many of the stores once operating here are now gone. There is a carnival that sets up here a couple of times per year. The area is fairly busy, especially at peak traffic times, and can be quite congested and difficult to exit in certain places. Unless you really need to live next to Loop 610, I would continue searching for a residence in the many other areas of Houston.

"Close to Med Center"

Inside the 610 Loop at the South portion of Central Houston you will find the neighborhood of MacGregor. This area is convenient to 288, 59 – The Southwest Freeway, and Loop 610. Major streets here include North and South MacGregor Way. This part of Houston is located close to a run-down area known as the Greater Third Ward, as well as The Houston Medical Center. The residential homes found here are very nice and plush, but more on the expensive side due to the location. The yards here are small, because most of the land is taken up by businesses, but you won’t have much time to miss it with all of the parks around here.

The MacGregor area is close to the Med Center which is a busy place, and traffic can be hectic, especiall during peak travel times. You do have the option of walking, riding the Metro Bus, or Metro Light Rail in this portion of Houston. Beyond medical facilities you will uncover Hermann Park, Houston Museum of Natural Science, and the Houston Zoo. The area is home to many colleges such as Baylor College of Medicine, Houston Community College, and Rice University.

"KINGwood"

Kingwood is located in Northeast Houston, close to Humble and Atascocita. It is right off of 59 North, and convenient to Interstate 45 North. This is a very large, upscale area of Houston. Main roads traveled in Kingwood are Kingwood Drive, Woodland Hills Drive, and Mills Branch Drive. Traffic can be hectic traveling in and out of Kingwood at peak hours when commuters are going to and from work.

The homes in this area tend to be on the expensive side, as Kingwood is a desired area to be. Residential homes for sale, lease, and apartment homes for rent can be found on any major street in Kingwood. Personal vehicles are the mode of transportation here. "Stay close to the airport"

In the North part of Houston, near I-45 and the North Sam Houston Parkway, is where you will find IAH. Main roads traveled in this area are Imperial Valley Drive, Rankin Road, and Airline Drive. Metro Buses run in the area, and it is conveniently located near Bush Intercontinental Airport, but the majority of commuters use their own vehicles.

IAH is located near Greenspoint, which is an older, established area. Apartment complexes are found on just about every street here, and typically at affordable rates, but you might want to check the area at night before you decide to lease one around here. The one positive thing I can find about this location is that it has a nice amount of large oil companies and employers for the Houston area. If you are willing to bring your lunch to work, you may land a decent job around here. Since Bush Intercontinental Airport is nearby, you may find business men and women staying at one of the various hotels by the airport, which seem to be for the most part out of the scary crime zone.

"Historic Heights"

Bordering the North 610 Loop and Interstate 45, in North Houston is where you will find the Historic area of the Heights. Main roads traveled here are Yale, Crosstimbers, and North Shepherd. The Heights is a fairly updated area, where many residents have taken it upon themselves to renovate their homes or buy and flip them for a profit. The area is very diverse. Real estate located here is quite expensive, due to the desired location and the fact that it has been restored. Strip centers, quaint restaurants, and vintage shops line the streets in this neighborhood. You can find restaurants and entertainment within a short driving distance, as well as around the neighborhood. This area has become popular and continues to grow.

"Keep Looking"

Between Interstate 10 and Hwy 290, West of Loop 610 is where you will find the Westbranch area. Main roads here include Clay Road and Tanner Road. This area is located very close to Spring Branch, and has the same dated feel. If you are the outdoorsy type, you will love the nearby Bear Creek Park.

Mostly populated by Hispanics, Westbranch offers single family housing, as well as assisted living centers and a wide variety of apartment complexes. Real estate prices are on the lower end, and while zoned to the award winning Cy-Fair School District, there are other areas nearby where I would prefer to raise a family. For shopping, dining, and entertainment, you will want to drive a few miles south to I-10. There you will find Memorial City Mall, which offers all the shopping your heart could desire. The exterior of the mall parking lot offers restaurants such as The Olive Garden and Memorial Hermann Medical Center is just across the street.

"Better options a few miles North"

Fairbanks or Northwest Crossing is split between half North and half South of Hwy 290. Main streets traveled in the area include Pinemont and Hollister. Nestled between the Sam Houston Tollway and Loop 610, this area is prime for shopping, dining, entertainment, and
commuting to work. Local stores include Target, Wal-Mart, and Babies R Us. Dining can be found at local restaurants such as various Mexican spots, Red Lobster, and Fuddruckers. You will notice entertainment at the local movie theater, or your choices of sports bars. If you are interested in exercising, there are several health club options around here as well. The area is quite congested during drive time, as many traveling to their place of employment in the Houston area drive down this section of Hwy 290.

The homes and apartment complexes here are average at best. You will see some multi- family housing in need of major cosmetic repair, and others that have been built in the past few years. The same situation is with the housing in subdivisions. Some are run down shacks, while others are newer neighborhoods. The prices are very affordable based on square footage compared to other areas of Houston. Fairbanks is located in Harris County, and is fortunate to be included in the Cy-Fair ISD. Lone Star College is located nearby for those looking to further their education.

"I would pass on this one..."

Just South of Hwy 290 and West of Loop 610 is a small area known as Langwood. Hempstead Road divides the middle of the neighborhood, while main roads include Kempwood and Bingle. Langwood is a lower middle class neighborhood that is highly populated by Hispanics along with a Caucasian minority.

There is an above average amount of crime in the Langwood area, mostly involving theft and burglary charges. Real estate here leaves a lot to be desired. Most of the homes here are affordable but older and run down. You may find a bargain if your are on the hunt for a renovation or in the market to flip houses. The school district here is not at the top of the list, but there are private schools in close proximity to drive to. If you are looking to shop or dine, you may try the nearby Fornos of Italy for some wonderful Italian Cuisine, but you will be in for a few mile drive to Hwy 290 for shops beyond convenient stores.

Since the Spring Branch area offers convenient access to so many nearby freeways, there are many options for dining, entertainment, and recreation. A quick trip to I-10 will take you to the newly renovated Memorial City Mall, home to all the famous shops, and you will find restaurants such as The Taste of Texas and Papadeaux’s.

Real estate in the Spring Branch West area ranges drastically, so much depends on the actual street you visit. You can find new construction as well as very dated single family homes and apartments to parcels of land and commercial buildings. This section of Spring Branch is home to many tin buildings, warehouses, and commercial strip centers. You can find various strip center thrift shops and corner stores as well as fast food joints, taco stands, and cafes, but you won’t see many upscale restaurants – for that you will have to travel a few miles to I-10 or 290. Spring Branch Medical Center is located in close proximity, and a few miles further you will find Memorial Hermann Hospital @ Memorial City. While the public school system in this area is not the best rated, there are many upscale private preschools and grade schools for your child to attend.

"Convenient...but not my favorite"

Carverdale is located in Northwest Houston, just North of Spring Shadows. It is conveniently located close to Hwy 290 and Beltway 8. Main roads traveled in the area are Tanner Road, West Little York Road, and Gessner Road.

There are a wide variety of homes here spanning from 50-year old run down shacks to 3-year old middle class brick houses. Real estate including apartment housing is very affordable compared to other places in Houston. This is primarily an African American portion of Houston, and you will find shops and dining catered to this ethnicity. Here you will find a variety of religious centers, community organizations, and parks such as Caverdale Park, Independence Park, and Fresh Meadow Park.

"Not so Great Inwood"

Located North of Loop 610 and between Hwy 290 and 249-Tomball Parkway, is the middle class neighborhood of Greater Inwood. Main streets found in the area are West Little York, Antoine Drive, and Victory Dr. There are a variety of subdivisions and apartment complexes throughout the area. Subdivisions here include Inwood North and Oaks of Inwood. Real Estate here is affordable, and apartment lease prices are very reasonable, since the area is on the dated side.

Crime in the area has increased due to the rise in residents after Hurricane Katrina evacuees fled to the Houston area. Most of the crime associated with Greater Inwood is theft and property related. If you have children in grade school, they will be zoned to Aldine ISD, or you can opt for private school. Since Greater Inwood is located on the North side of Houston, your commute to a job in the Galleria area or Downtown will be higher than others due to traffic. The area overall is fair at best, and I wouldn’t personally choose to live here, as there are many other better options in the Houston area which are homier and more convenient.

"Affordable Oaks"

North of Loop 610, and near Hwy 290 is where you will find the neighborly area of Oak Forest/Garden Oaks. Many residents have lived for decades in this subdivision, which is the third largest in Harris County. This area is well established and has a variety of grocery stores and strip centers that are accessible by foot. Most of the homes here are dated and on the small side, but that doesn’t seem to bother the many retirees that reside in Oak Forest.

Although commercial development has taken over some of the area, you will still find community involvement at nearby parks and libraries. A short commute to Hwy 290 will open a doorway to a wide array of shopping, entertainment, and dining. Crime has increased in this area over the past decade, but is still on the lighter side compared to some other Houston neighborhoods. If you are looking for affordable housing in a single family home with a yard or at a convenient apartment complex, Oak Forest may be right for you.

"Independent for a reason"

Bordering the North 610 Loop and Interstate 45, in North Houston is where you will find the Historic area of Independence Heights. This location is just north of the well known “Houston Heights”. Main roads traveled here are Yale, Crosstimbers, and North Shepherd.

Independence Heights is a fairly run-down area populated primarily by African-American residents. Real estate located here is less than appealing to the eye, both commercial and residential. Strip centers line the streets with pedestrians strolling the parking lots. Residential neighborhoods are filled with affordable, single family homes that tend to be extremely outdated. You can find restaurants and entertainment within a short driving distance, but not really in the neighborhood. This is certainly not an area I would want to bring my children to live, due to the high crime rate along with the unsightly area.

"Keep it Hidden"

Located in Northwest Houston, near I-45 and 249 is where you will find Hidden Valley. Main streets running through this area are West Gulf Bank Rd and Veterans Memorial Dr. There are quite a few lower end middle class neighborhoods in the Hidden Valley area, as well as affordable apartment complexes. Furniture stores and car dealerships line the feeder of Interstate 45. You can dine at a variety of restaurants from fast food to hibachi. There are several local night clubs and movie theatres for entertainment.

Hidden Valley is largely populated by Hispanics, and the area has a bad reputation for crime. If you are looking for affordable housing and don’t mind dirty surroundings, then this could be a fit for you. But for about the same real estate sale or rental price, you can find far better options in many other areas of Houston.

"Gunspoint"

In the North part of Houston, near I-45 and the North Sam Houston Parkway, is where you will find Greenspoint. Main roads traveled in this area are Imperial Valley Drive, Rankin Road, and Airline Drive. Metro Buses run in the area, and it is conveniently located near Bush Intercontinental Airport, but the majority of commuters use their own vehicles.

Greenspoint is an older, established area; however, there is some new construction and building of subdivisions while older ones such as Imperial Valley remain. Apartment complexes are found on just about every street here, and typically at affordable rates, but you might want to check the area at night before you decide to lease one around here.

Greenspoint, also known as “Gunspoint”, has closed down a large amount of its shopping facilities and restaurants over the past decade. Greenspoint Mall is a central location for this area, and after publicized crime sprees, the mall now seems like a ghost town. Crime rates are extremely high in this area, and I would personally be afraid to be anywhere around here alone at night.

"Charming"

Bordering the North Sam Houston Tollway, and extending to the Northwest, you will find the Willowbrook area. This location has easy access to Tomball Parkway-249, and is also convenient to Hwy 290 and I-45. Some of the main roads you will notice in the area are Mills Rd, Grant Rd, and FM 1960.

The Willowbrook area provides a wide array of housing from apartment complexes and senior living facilities to single family homes for sale and lease. There are many well established homes in the area, as well as quite a few new construction locations. You are sure to find the perfect home in your price range here, as they span the entire spectrum. For families wondering about school, the majority of the Willowbrook area is zoned to the Cy-Fair ISD, which has a fabulous reputation. Several colleges can be found here such as Lone Star Community College and a new branch of Prairie View A&M. If you have young children, there are a variety of daycare and preschool facilities to choose from.

Willowbrook has a newly sprouted interest in medical care. A few years back you had a choice of one hospital in the area, now there are several and they continue to grow with additional clinics and ER care offices opening rapidly. Willowbrook Mall is one of the best shopping centers in the Houston area, and is located at 249 & FM 1960. You will also find there a variety of restaurants, movie theatres, strip shopping centers, and night clubs.

"Tax Incentive Reinvestment Zone"

In Central Houston, just Northwest of Downtown and Midtown is where you will find Fourth Ward. It is located inside the 610 Loop, and very convenient to most major freeways in Houston. Some of the main streets here are West Dallas St. and West Gray St.

The Fourth Ward is one of the smallest neighborhoods in Houston, made up of primarily Hispanics and African-Americans. This area of Houston has been recently renovated, and is made up predominately of single family, 2-story townhomes, averaging 1400 square feet. Shopping, entertainment, and night life are very convenient, and can even be traveled to by foot.

Although recently updated (because of a Houston project with tax incentives), I still don’t think I would move my family here. If you are looking for affordable housing that is centrally located where you can walk or ride a Metro Bus to destinations because of lack of transportation, then this area might be what you are looking for. The homes are newly constructed and offer an affordable real-estate price, and may work for young couples, singles, or retirees on a fixed income. Hopefully we will continue to see improvements in this area.

"Urban Community"

The name says it all….Smack dab in the middle of Central Houston is where you will find the Urban Community of Midtown. This location provides easy access to Downtown, Uptown, The Galleria Area, The Houston Medical Center, and Neartown. Major streets in the area are Fannin St., San Jacinto St., and Alabama St. In this area you will see all modes of transportation from pedestrians walking to people riding the Metro Light Rail.

The choice of residential subdivisions and single family housing is rather slim and quite expensive in Midtown; however, you can find a variety of apartment homes and high-rises for lease. There is a variety of shopping, dining, and entertainment in the area including Brennan’s Restaurant and Sammy’s Jazz Bar.

The Midtown area is prime location for strip centers, businesses, museums, and entertainment venues. While you won’t find many families with young children here, the school district zoned to this area is Houston ISD. Houston Community College has a campus located in Midtown, and several others nearby include University of Houston, Rice University, and Texas Southern University.

"Artistic Capital of Houston"

In central Houston, just inside the 610 Loop and North of 59 – The Southwest Freeway, you will find the trendy area of Neartown. Well known and main streets in the Neartown or Montrose area include West Gray St., Montrose Blvd., Richmond Ave., West Alabama St., and Westhemimer Rd. The Neartown area is well established and extremely friendly to residents as well as visitors. This location encompasses the majority of the LGBT (Lesbian/Gay/Bisexual/Transgender) Community in the Houston area and is known for free expression.

Real Estate prices in the area have increased over the past decade due to the renovations and desire to live in an upscale area close to town. Here you will find a variety of lofts, high-rises, and refurbished open floor plans which can include hardwood floors and huge front porches. Single family homes can be found for sale or lease and adorn the tree-lined streets of subdivisions such as Hyde Park, Montrose, and Mandell Place.

Montrose or Neartown is known for its artsy feel, and houses the Houston Museum District which offers local attractions at the Museum of Fine Arts and the Contemporary Arts Museum. Houstonians from all areas will travel her to attend annual festivals of all styles which further the community feel in this popular destination. If you are looking for entertainment, vintage shopping, or nightlife; Neartown is the perfect place. Up and down just about every major street you will find a wide range of restaurants, night clubs, and chic retail shops. Residents here love the outdoors, and you will find pedestrians strolling the streets with their dogs, or even having lunch with their pooch as they dine on an outdoor patio.

You will find mostly singles and retirees in the Neartown area, although some young couples are starting families and have stayed. Montrose is home to the University of St. Thomas, and grade school students living here will have the opportunity to choose from attending public school at Houston ISD or various private schools nearby.

"Convenient but Pricey"

Located South of the 610 Loop, and close to Highway 90, you will find Willow Meadows and Willow Bend. Major roads in the area are Bellfort Street, Willowbend Blvd, and Stella Link Rd. Willow Meadows/Willow Bend is conveniently located close to The Houston Medical Center, Downtown, and Uptown. Most commuters drive to work in their personal vehicles, while some prefer the convenience of the many Metro Bus stops in the area. This neighborhood borders Brays Bayou, so it somewhat prone to flooding if rain falls for an extended period of time.

Modest homes are located in this area, but you will pay a higher price for real estate here, since this is one of few subdivision locations so convenient to the Medical Center and Downtown. You may find that you will pay a double or triple price per square foot for a home here versus one on the outskirts of town. With traffic the way it is in Houston, many employees working for hospitals and Downtown offices drive over an hour each way for their commute.

Residents here are educated under Houston ISD, but there are local private schools to choose from as well. Colleges are close to Willow Meadows/Willow Bend including Baylor College of Medicine, Rice University, and Houston Community College.

"Hospitals, Parks, and Colleges"

Inside the 610 Loop in the heart of Houston you will find the Houston Medical Center. Major roadways here include Fannin Street, Holcombe Blvd, and Main Street. While you won’t find many subdivisions here or apartment complexes, you will discover many of Houston’s finest attractions. Visitors will notice physicians driving their BMW’s, college students crossing the streets, and hospital staff waiting on the Metro Bus. If you plan to drive your personal vehicle here, make sure you have your wallet, as just about every location requires payment for parking.

The Medical Center is obviously home to various hospitals including Texas Childrens Hospital, Park Plaza Hospital, and MD Anderson Cancer Center. Beyond medical facilities you will uncover Hermann Park, Houston Museum of Natural Science, and the Houston Zoo. Many Houstonians residing outside of the Medical Center will make monthly trips to visit the area and explore the fascinating attractions.

There isn’t much variety when it comes to shopping in the Medical Center, unless you are looking for medical or school supplies. However, the area is home to many colleges such as Baylor College of Medicine, Houston Community College, and Rice University.

"Nice area if you're in a Gang"

Just South of the 610 Loop, North of Highway 90, West of Highway 288, and East of South Post Oak Road is where you will find the area of South Main, also known as the “South Side”. Main streets located here are South Main, Bellfort, Kirby, and Fanin. Commuters use personal vehicles to drive to work and school, but some prefer the Metro Bus.

This area is within a decent driving distance of the Houston Medical Center and Reliant Arena, but you won’t find any visitors occupying area motels. South Main used to be an established neighborhood with older homes, where you might visit your grandparents. Today, this area is filled with crime, gang activity, and pedestrians roaming the streets. If you have a family, I would steer clear of this area. If you live alone, use extreme caution. If you are looking for the most affordable home or apartment, you may find it here, but be sure they allow pit bulls, because you will likely need one.

"Convenient Location"

Inside the 610 Loop, just North of Hwy 90, and South of 59 – the Southwest Freeway is where you will spot Braeswood Place. This area is well established and a quick drive around will reveal many older homes and apartment complexes. Several main streets located in Braeswood Place are Braeswood, Buffalo Speedway, and Stella Link. The majority of residents drive to work, but you will find some using Metro Light Rail or Metro Buses to commute.

Braeswood Place is on the outskirts of town, but very close to Bellaire, which is an upscale neighborhood. Because of the close proximity to Reliant Arena, the Houston Medical Center, and several universities, you will feel the energetic vibe with your first visit. Due to the updated and renovated area, residents have begun to see new upscale retail shopping centers and supermarkets.

Braeswood Place is a great location for the working class, as it is in the heart of the city – where you will find the majority of major companies. Colleges are nearby including Rice University. If you enjoy the outdoors, there are a variety of parks in the area including Hermann Park, Meyerland Park, and the Houston Zoo.

"The area that once was the place to be"

Just outside of the 610 Loop and inside the Sam Houston Tollway in Southwest Houston is where you will find the Braeburn area. Braeswood and Fondren are two of the main streets here. Most commuters in the area use personal transportation, while some will take advantage of the Houston Metro Bus. This established, lower to middle class area of Houston, is home to Sharpstown and Westwood neighborhoods.

Many Houstonians in their 50’s-60’s that I have spoken with have at one time or another lived in the Braeburn area. I hear stories of how affluent it once was, and how it has now been turned into a rather uninviting location. Houston ISD is where grade school residents will attend, while college students will find nearby studies at Houston Baptist University – although many young adults commute to HBU from other areas of Houston. There are a few local parks in the area, as well as Sharpstown Country Club and Westwood Country Club. Housing is quite affordable here, and most residents stay to themselves as crime is rumored to be a concern.

"Houston Medical Center"

Located inside the 610 Loop and in central Houston, just on the border of 59 the Southwest Freeway and 288, this quaint area is home to many Houston physicians, professors, and college students.

Since the Binz area is located next to the Houston Medical Center, you will find a variety of transportation forms. From Metro Light Rail and Metro Buses to walking pedestrians and sports cars, you can rest assured this is the place for you no matter what your mode of travel. Several major roads in the area are Binz Street and Almeda road.

The Binz area may not seem as inviting as others, since it is very busy with the hustle and bustle of physicians running to the hospital and college students reaching their next class on time. The area might not be best suited for small children, since it is mostly dedicated to hard working young to middle aged adults and visiting patients. However, the Houston Medical Center has some of the most recognized physicians in the world, and if a child happens to be one that needs frequent medical attention from Texas Children’s Hospital, the parents may find themselves renting an apartment in this area. Real Estate prices for condos, apartments, and single family homes tend to be somewhat higher in this prime location.

In the Binz area you will notice a variety of restaurants, many which are open 24 hours. Rice University, Texas Southern University and University of Houston are all located in the near vicinity. The Binz area is also in close proximity to Hermann Park, the Houston Zoo, several Museums, and MacGregor Park if you are interested in the outdoors, exercising, or golfing.

"Home of the Reliant Stadium and Arena"

Home of the Reliant Stadium, the Reliant Astrodome, and the Reliant Arena, the Astrodome area of Houston, Texas is growing rapidly. With venues packed year round, this area always has something to look forward to whether it is the Houston Rodeo, Circus, or Texans football game.

Nestled inside the 610 Loop, West of Hwy 288, and South of the 59 SW Freeway is where you will find the Astrodome area. Old Spanish Trail, Almeda Road, and Holly Hall are some of the main streets. Most commuters use personal vehicles, but more and more you are finding and increase in the usage of the Metro Light Rail which runs in this location. The Metro Bus runs here as well, and during special events you will see a variety of transportation from large buses to limousines.

Since this area is very close to the Houston Medical Center, there are a variety of high rise condos and apartment buildings that can be found here. The nightlife scene is becoming more popular as fans leave the Reliant area and look for after parties, and restaurants are booming.

"Future Possibilities"

Central Southwest Houston has previously been a neglected area of real estate; however, recent attention has been cast upon it to be redeveloped. Located South of the 610 Loop, East of 59-The Southwest Freeway, and West of Hwy 288, Central SW Houston is close to Missouri City and West University, which are known to be affluent areas. To the West you will find Sugarland, and to the North is Bellaire. Major streets in the area are West Fuqua, South Post Oak Rd., Almeda Road, and Buffalo Speedway. Residents in this area are predominately made up of African Americans and Hispanics, and commuters typically use their own personal transportation, while some use public transportation such as the Metro Bus.

The majority of school aged children in this area will attend Houston Independent School District. There are a large amount of Houston’s major employers in close proximity to Central Southwest Houston, since it is convenient to The Galleria area as well as The Houston Medical Center.

While you will find affordable homes and apartment rent, this area does not have the best reputation for being a safe or upscale. You will have to travel a little way to find high end night clubs, fine dining, and retail shopping.

"China Town"

The Alief area is located in the Southwest portion of Houston, Texas. Nearby major freeways include the Sam Houston Toll road, Westpark Toll way, and 59-The Southwest Freeway. Major streets passing through the Alief area are Beechnut, Bellaire, and Bissonett.

The Alief area has become quite rundown over the past decade, and highly populated by middle aged singles and Asian strip centers. Alief is one of the most highly concentrated Asian communities in Houston, Texas. After Hurricane Katrina hit, the Alief area was one of the most dominated locations that Louisiana residents relocated to, due to the large amount of apartment complexes in the area. This unfortunately led to increased reports of gang involvement and criminal activity. Housing and apartments are very affordable in this area due to the location, and subdivisions found in this area include Park Glen and Meadow Village.

To the South and East of the Alief area, you will find more quality nightlife, shopping spots, and restaurants, due to the closer proximity to 59, Beltway 8-or the Sam Houston Toll road. Alief ISD is the school district that Alief grade school residents attend. This district has a negative reputation and has been rumored to pay teachers a higher salary for accepting a position to work with the children attending the schools in this district. There are several community college options in the area for those looking to further their education.

"Affluent Living"

Known as one of the richest neighborhoods in Houston, and home to former President George H.W. Bush and Barbara Bush, Afton and River Oaks are located in the center of Houston, Texas. Located in a prime Houston area, perfect for shopping, working, and dining, this upscale neighborhood is nestled among The 610 Loop, 59-The Southwest Freeway, and Interstate 10-The Katy Freeway. Here you will find major Houston roadways in the area including Westheimer Road and San Felipe Street.

Tree lined roadways and active home owners can be found exercising at local parks or having brunch at patio dining spots. However, the majority of Houston employers are located in the nearby Galleria area, which can cause traffic and congestion at peak travel times during the week.

Close to Uptown & Downtown Houston, Afton Oaks and River Oaks are wonderful spots for growing families, retirees, college students, and single adults enjoying the nightlife. Being close to Memorial Park and Hermann Park, you will find the setback areas filled with joggers, dog walkers, and even fitness boot camp groups. There are a vast amount of major employers in the area since Afton and River Oaks are close to The Galleria area, Downtown, and the Houston Medical Center. Grade school students residing in this area will attend HISD schools, which tend to have a bad reputation, but there are a variety of private schools to choose from if your pocketbook allows. While many affluent families located in Afton and River Oaks opt for Nannies and Private Schools, there are upscale daycare facilities to be found in the area.

"Perfect to raise a large family"

Surrounded by trees and quite streets, Forest Lodge Drive is nestled in the Hunter's Valley Neighborhood. The homes in the area are large, between 2500 and 4000 square feet. "The 44"

The Acres Home area is located in the Northwestern portion of Houston. It is just North of the 610 loop, and is a wooded mixture of rural and urban land. The Acres Home area is nicknamed “The 44” because of the Acres Home Limited Metro Bus Route #44. The Acres Home area provides easy access to Hwy 249, otherwise known as West Mount Houston Road, as well as Interstate 45. Automobiles are the major mode of transportation in the area but many locals use the Metro Bus system as it has routes that run in the area. Nearby streets include Pinemont Drive to the south, North Shepherd Drive to the East, Gulf Bank to the north, and Antoine to the West.

Chaotic and unappealing to the eye are a few terms I would use to describe this area that is largely made up of a middle aged Hispanic population. Many of the homes in the community are vacant, and rental homes are run by absent landlords. You will find a variety of local corner stores and hole in the wall dining, but for large chain restaurants and higher end entertainment and night life, you will have to travel down 249 or I-45. A family atmosphere seems to be important to the Acres Home area, and you will find a list of local parks including Winzer Park, Sylvester Turner Park, Highland Park, and Lincoln City Park. Depending on the time of day you visit, various activities can be seen at these parks such as tennis, baseball games, and residents exercising on running tracks.

Several school districts encompass the Acres Home area, including Houston ISD, Klein ISD, and Aldine ISD. Students attending college in the area can find local education at Houston Community College and Lone Star College System. Child care is available in various forms including in-home childcare and private daycares. The prices in the area are very reasonable; however, the facilities and level of education are on the lower end for the most part.
