"Connections"

Bakertown is a connecting road that goes from Middlebrook Pike to Ball Camp Pike through a series of back roads. Knowing these back roads is a great thing. Knowing them allows you to navigate around any and all traffice. The area is a great area for several reasons, it is quiet it is green and is a very nice drive. The school systems are also some of the best in Knoxville. Since it is a back road, there is not a lot of traffic, which is another plus.

Unfortunately, being the back road, it does not have a lot of access to restaurants or the nightlife. It is easy to get to these areas, but it still requires a drive. Public transportation does not normally make it out this far either. Overall, these neighborhoods are really good for a lot of people. Not all of the houses are in pristine condition, but they are well loved. I would recommend these neighborhoods for a lot of people, from families, to couples, to retirees. I could classify it as average, but it depends on your lifes whether you want the quiet or not.

"Difficult to summarize"

That is because Cate Road gradually diminishes. From W. Emory Rd, turning onto Cate Road is great. It has nice neighborhoods, very quiet, green area with some rural parts thrown in. As you get further along you come to some more subdivisions. These are brand new, still being build and look great. They are new condos, and are pristine. Once you start up the hill, there are two very gorgeous houses. And then it starts to degenerate, quickly. It becomes rural and run down very quickly.

All in all, it is an average area. It happens to be very green, safe and very quiet. It is also very affordable. Do not expect public transportation, nightlife or any restaurants. Of course, if you are willing to travel, then this area is great. When we lived here, we could get to west Knoxville in about thirty minutes. It is not a long drive, until you make it every day. Overall, it is a great area. It is clean, and has nice homes. I would recommend it for retirees, singles, couples and even children. Of course, the school systems could be improved. Claxton Elementary was a good school though.

"Parallel and separate"

George Williams Road is parallel to Kingston pike, and seems like a whole new area. George Williams has had a lot of new development with subdivisions and homes being built. These homes are elegant, pristine, in a wonderful neighborhood and a tad costly. Brand new homes, this close to Farragut are expected to have a high price tag. The neighborhoods offer a serene sense of isolation even though Kingston Pike is so close. This area is peaceful, quiet, green and safe. It also has some good school systems.

One of the pits is the nightlife and the public transportation. Neither of which stand to have a terrible impact on the home. These homes are beautiful and brand new. They are in a great location that is close to everything, but far enough to allow some peace and quiet. These homes are more for established families or retirees, because they come with a stout price tag. As expensive as they are, they are worth the investment. If I could afford to live here, I think I probably would.

"Great area near Farragut"

Seven Oaks Drive is a road I pass a lot during the week. It is a great neighborhood with some well established houses. The area offers access to Farragut, Turkey Creek and Cedar Bluff from Kingston Pike. The neighborhood has some good school systems and is in close proximity to some of the best shopping, restaurants, and nightlife in West Knoxville. The nightlife is considered bowling, and the movies in this case. The neighborhood looks great, very clean, very quiet even for being off of Kingston pike.

The downfall is that it is off Kingston Pike. This can mean some traffic delays. Fortunately, there is a light going into the subdivision, so it is not all bad. The area is somewhat more pricey than other areas of Knoxville. I would definitely have to recommend for retirees or well established families. Being off of Kingston Pike sets this neighborhood up as a great location, with great houses. It is a quiet neighborhood, very green and great neighbors. If you can afford the bill, this is a great place to live.

"A place to rent"

If you are new to Knoxville and not sure where to live, it may be good to rent somewhere for a few months and look around. Country Club Way is your neighborhood. This is a quiet subdivision on the corner of Middlebrook Pike and Gallaher View. It is pretty average as far as location, quietness, cleanliness and so on, but it is affordable. That is the key. You move in here for a while, learn the area, find out the great neighborhoods and scout them. The best thing going for this area is the cost of living and the school systems.

Of course, the neighborhood is in a fairly good location as well. It is right down the street from I-40 and a Wal-Mart, so you are never too far away from anything. The bad part about this area can be the traffic. Getting out of the neighborhood, depending on which way you are going can be a hassle. This is where it pays to learn the back roads. I would recommend this area for anyone, singles to retired, to families. Everyone can benefit from renting until you find the perfect place. Do not settle for less, rent until you know for sure.

"Quiet for the middle of West Knox"

Laurel Hill is in between Pellissippi Parkway and Cedar Bluff. It is a well established neighborhood in a huge subdivision. This is one the most premium spots in west Knoxville. It offers great location to all of West Knoxville, including Turkey Creek, Cedar Bluff, I 40 and Pellissippi Parkway. Furthermore it is a very quiet, safe, green neighborhood that is well regarded. The neighborhood is teaming with kids at the local pool and offers access to three private schools in the area. Since it is a subdivision, there is not a lot of traffic until you hit Cedar Bluff.

These homes are in really high demand, and go for quite a bit of money. They are higher priced for a reason though. One draw back is the lack of night life, but that may not be too big of a concern for established families. I would definitely recommend this area for families of all sizes and retirees. It offers a great proximity to almost anything in Knoxville, including shopping, restaurants, schools and medical facilities. If you want this type of house it is for you, it is on the expensive side though. Always worth it though.

"Great subdivision"

Northshore Hills is great small subdivision where Northshore meets Ebenezer. This area of Northshore has grown tremendously over the last ten years. This neighborhood is now in a prime location to get to anywhere in Knoxville. However, you don't need to travel far to get anything that you could want. It has great school systems, good shopping, some unique restaurants and is very cozy. The neighborhood has two entrances that keep a lot of the noise and traffic at bay. The resale value of these homes has gone through the roof, provided you owned one before the explosive growth.

The nightlife in this area is nearly non existent. The neighborhood is aimed towards families. The traffic in the morning can be treacherous trying to get out of the subdivision. Lastly, the public transportation is not the best, but that is not too big of a worry. Overall, this neighborhood offers a lot at a great location. You will be paying for the house, no doubt about that, but it is well worth it. I would recommend this area strongly for families, the schools are great. I would also recommend it for couples and retirees.

"The high road"

Nubbin Ridge is the high road to Westland and Gleason. The neighborhoods through this long road range from really expensive to relatively affordable. Whereever you roam on this road you will enjoy a nice view. Because of its location across a ridge, it does not get a lot of through traffic. This will limit traffic to a couple of choke points along the long road. For the most part the people are very friendly, the traffic is minimal and it is safe and quiet. The schools in the area are generally really good too.

The public transportation does not really go up this far, but that should not be too big of a problem. Since Nubbin Ridge is a long road it has access to all sorts of restaurants, shopping centers, and just about anything that you could want to do. Nubbin Ridge runs from Westland Avenue to Ebenezer. It is a great drive in the fall. The homes through here are generally really nice, and well maintained. It is very leafy through the area as well. I would recommend several parts along the ridge. If you can afford it, it is worth the location and the view. I would recommend this for retirees and well establish families.

"Exquisite Neighborhood"

I enjoy driving through this neighborhood and looking at the custom houses. Don't get me wrong this will be my neighborhood someday, it just hasnt happened yet. Stone Mill has some of the loveliest houses in Knoxville. It is also in a great location overlooking Westland Dr. The neighborhood has quick access to any shopping at the mall, to I-40 and a multitude of restaurants. Stone Mill Dr is very quiet, very green, very safe and very expensive. You definitely pay the price for the quiet community

The cost of living is expensive, but with great resale value on the homes. There isn't a lot of nightlife in the area, but if you have one of these homes you probably have your own minibar. I encourage everyone to at least go admire the beautiful green of the neighborhood and the lovely architecture. This neighborhood is recommended for retirees or secure families. The schools in the area are very good, especially some of the private schools. One day I will be there, until then I will enjoy driving through it.

"A great bypass to Kingston Pike"

Deane Hill is a short drive that bypasses some of the older parts of Kingston Pike. The houses in the area are aging, but that just means room for improvement. Dean Hill Drive connects a part of Kingston Pike to Morrell. This is a great location in many ways, because you have access to the mall and I-40 on one end, and Northshore and I-40 on the other. Aside from this perk, the neighborhood is relatively quiet and peaceful. Some of the highlights, are that there is generally very little traffic. The schools for this area are also very nice, offering a great private school.

This area does not have a lot of strong negative attributes attached to it. It does not have the best of anything, but definitely not the worst. Anyone in this area can expect a good affordable price for a decent home. The homes may not be the the richest in Knoxville, but definitely not the poorest. I would have to recommend this neighborhood to any family, couples or retirees. It is a great location for the price, and if you know the back roads you can travel anywhere in West Knoxville in moments. Another plus is the green side, this neighborhood is part of the Dogwood Trail.

"Middle of the road"

Cresthill is a large complex of rental properties and apartments. Nothing wrong with this area. In fact it can be quite helpful to college students who do not like to be so close to campus. The neighborhood is right near West Town Mall and the interstate, so it offers a lot of good retail shops and eating out. Of course, most everything about this area is middle of the road. The apartments are not great, but they are affordable. To some people that is what they need and want. If you are moving to Knoxville, and not sure if you are staying, try here, it is a good location.

The area does not offer a lot of nightlife, so if you are into the college scene you may want to stay towards campus. You may say this area is for more serious students. The complex is backed up to some commercial areas of Kingston Pike and has the potential to be a little noisy at times. Overall, this is a good neighborhood to check out. If you decide to stay, move to some of the great neighborhoods offered in the area. If not, at least you have a good experience and a great location to show for it.

"Great place off the beaten path"

Wesley Road is a very little known back road connecting Kingston Pike and Middlebrook. The entire area is nothing but residential areas. The connecting streets are also residential heavy. The area of Kingston Pike where Wesley comes out on is no longer a very intense area. This means that Wesley is one of the best roads and most quiet neighborhoods in Knoxville. This area does not have a lot of traffic, is very safe, very clean and very quiet. It offers a great cost of living and good resale value.

The biggest downfall for this area is the road layout. It is in between two major exits for I-40. This means that in order to get on the interstate you either have to suffer traffic, or know the back roads. The overall night life and eating out of this area are not great, just not a lot of options. The public transportation system can get you as far as Kingston Pike, so it may not be the best. Overall, this neighborhood offers a great area that is quiet peaceful and generally pretty good. I would recommend this area to seniors, or families with kids.

"Could use improvement"

A lot of areas in west Knoxville are kept really well maintained. Broome Road is a connecting road from North Gallaher View Rd to Middlebrook Pike. The road and neighborhoods are not bad by any means, they just could use some improvement. The homes are older and pretty well established. Not a lot of growth has gone on in this area. However, it still has a good school system and is very affordable. Being a connecting road also means that there is not a lot of traffic. One of the hills coming down Broome shows a great view of I-40.

While not that great, there are a few negative things. Mostly the lack of night life. Having said that, there is not a lot of resounding positive things that make this area jump out. It is great for people coming to Knoxville, retirees and couples looking for their first home. The neighborhoods are in a good location for quick access to the Wal-mart, and the interstate, so you never really have to go too far. All in all, this is an average neighborhood that can be used for a good cost of living and a good resale value.

"Some new homes, some old homes"

Piney Grove Church Road is a great set of neighborhoods in West Knoxville that connect together with several back roads along Middlebrook pike. As long as you know where you are going on these roads you will have no problem. The drive through these areas is quite enjoyable. The area has recently expanded and several new subdivisions can be seen all over the place. Some highlights of this area is a good affordability in the cost of living, and some good schools. The neighbors are generally pretty nice, and the homes are upkept pretty well.

Being off the beaten path means not a lot of public transportation or night life. While the back roads can be used to get pretty much anywhere quickly, it is still a drive. I would definitely have to recommend this to retirees or established families. It is a great area that has little traffic, is pretty green and is affordable. It is also a fairly peaceful part of town. If this sounds like something you woud enjoy, I urge you to move in. The school systems make it a good choice for those with kids, but the whole area is really well suited for almost anyone.

"Save your money"

I hate giving terrible reviews, but every once in a while you have one. Rifle Range Rd is probably one of the most dangerous roads I have been on. I am not a fan of fast driving, especially when you have blind curves and drive ways. This is just a disaster waiting to happen. If you move here, be wary of that one fact, people fly on this road. There is not a lot to do in this area of town, not a good night life except for a few local bars, and not a lot of restaurant choice. The schools are not the best in Knoxville either. It is also a bit far from medical facilities in the case of getting plowed by a speed demon.

I do not want to say it is all bad. It is very affordable, and can be a beautiful drive in the fall when the leaves are changing. All in all, I really would not want to be here any longer than necessary. Some of the areas and neighborhoods surrounding Rifle Range are great. Nice and clean neighborhoods, with a lot going on for them. But living directly on this road is a death trap. I would not recommend it for a lot of people, maybe the brave. That is not a choice though. There are truly a lot better places in Knoxville to go than this, it is best to save your money and try elsewhere.

"A recent development"

Schaad road has been a very recent development as far as the road system goes. The neighborhoods and roadways have been going through a major overhaul, all for the better. Schaad road is a back road that connects Clinton Highway to Middlebrook via Ball Camp Pike. Of course, if you know the back roads you can go anywhere from there. The area offers any shopping that you need on Clinton Highway, a lot of restaurants and a gold course if that is your type of thing. The schools in this area are fairly good, maybe not the best, but are good.

One of the worst things about this area is the traffic. This is mostly due to the large amount of construction taking place in the area over the last several years. The aim is to make it better. Night life is also another thing here, there isn't a lot of it. The nightlife consists of a few bars. Overall, this area is in close proximity to some good shopping and restaurants. I would recommend it for couples seeking to own their first homes or retirees. Just make sure you are aware of how bad the traffic can really get. Hopefully, that will change in a few years.

"Country living near a big city"

Byington Solway is a large winding road that goes through most of northwest Knoxville. It connects the Karns area to the rest of Knoxville. It offers a rural side to Knoxville, with plenty of neighborhoods and agriculture. Karns school system is one of the best in Knoxville, and has one of the best highschoools in the area. Overall, the cost of living is very affordable, compared to west Knoxville, or Farragut and still has a decent proximity to the area. Byington Solway has a lot of peaceful areas and not a lot of traffic.

Of course, there are cons to be had. There is next to no nightlife, and eating out is a bit of a joke. However, it is in close proximity to access roads that can lead to Turkey Creek or other main stream areas. Also, Hardin Valley has been building up recently and offers good stores that meet most needs of the area. I would recommend this area for couples who are starting out on their own, families and retirees. The area is very nice and quiet, if this is the life you are after, welcome home. It is one of the greener, cleaner areas of Knoxville.

"Some great pros, maybe some negatives"

Andes Rd is part of the connection between Ball Camp Pike and Middlebrook Pike. This area is a great area for several reasons. It is a great neighborhood with friendly spirit and good affordability. It is also an amazing drive in the fall. The school systems for the area are some of the better ones Knoxville has to offer. The neighborhoods around this road are well established and offer some quiet areas. The traffic on the road can be bad, but knowing the back roads, including this one, allows access to almost any part of Knoxville.

Of course, the traffic on this road is heavily influenced by time of day. The area is somewhat densely populated with some nice homes. The traffic can get bad around rush hour. Also, Chert Pit, and Andes have been known to lose a call or two on the cell phone. Some service is not the greatest through this area. Being out of Knoxville proper, there is not a lot of nightlife to be had. However, if you are not into the night life scene it may be a great place to settle down. This is a good area for almost any family or even retirees. A few cons, but some great pros.

"Renter's welcome"

These neighborhoods are filled with apartments. No homes here, but some great affordable apartments. We all have to start living on our own at some point. This was my first real experience. Some of the friendliest people, in one of the best areas of town. West Knoxville is definitely one of the better areas of Knoxville to live in. And 10 Mile Road is in the middle of it all. If you learn the back roads you can be anywhere within minutes. It has a great school system, a great location, and is relatively quiet.

This area is definitely more for affordablity. You will not see a lot of glitz, but you will see a lot of people carving their own niche in the world. I used this place as a stepping stone, and it was a great experience. If you are new to Knoxville, and not sure if it is a permanent solution try renting around here for a few months. This place offers great access to almost anything you need, once you learn the ropes. If you go down to Bridgewater Rd, you have I 40 on ramp. It is the back door into your home, and it is a great home to have.

"Quiet neiborhood right under i-40"

Of all the places I have lived, Bridgewater has been one of my favorite. It has some wonderful, peaceful neighborhoods with friendly neighbors and a relaxed feel. The neighbors are all friendly, the schools are good, the cost of living is really affordable, and you are close to everything. You can get onto I-40 right there, and get off as well, it is like a quiet escape in the middle of West Knoxville. The back roads can take you any where in Knoxville if you know where you are going. I was able to live here for a couple of years without ever getting onto the interstate.

Of course, as with every area it has drawbacks. There is not a lot of nightlife in the area. It is all easy to access, but not in the immediate area. One problem is the road system near the interstate, as parts are one way only. Once you learn to navigate the area its great. Plus you have a nice hidden walkway for an escape into nature. This area offers a lot of great things for anyone, retiring, families, couples and singles. You are close enough to everything and get an absolute quiet feel to it as well. One of my personal favorites, but maybe thats just me.

"Good Area of town"

Gleason is a nice connecting road that connects Ebenezer to Morrell. It is a nice drive that offers access to several neighborhoods. These neighborhoods are very nice and affordable for the area. The school systems and child care are pretty good. The area also has some good public transportation. Gleason meets Morrell behind West Town Mall for all of your shopping needs. This area has undergone quite a few renovations to reduce the traffic impact. Being close to Morrell on one end, and Ebenezer on the other gives Gleason a good choice of shopping and restaurants.

On the downside, Gleason can exhibit a lot of traffic in the mornings and evenings. This is especially true around Gallaher View where construction is still going on. Overall, there are not a lot of negative traits to these neighborhoods, but not a terrible amount that makes them stick out. They are nice affordable homes for families, and retirees. If you enjoy being in the thick of the traffic and the city, this is a good area. It offers a great drive and a beautiful area. I recommend it for anyone seeking a life in Knoxville.

"One word - Prestigious"

Some of the most prominent subdivisions and neighborhoods are along Lyons Bend Rd. The homes in this area are worth the drive just to look at. Most of the homes in this area sell for more than $750,000. And you can really tell. Some of the largest, most luxurious houses are along this stretch of road. The area is very clean, very safe, has great parks and is near the water. It is also very quiet and has some good schools. The neighbors are some of the most prominent people in Knoxville, so you can't go wrong.

Of course, to live here you have to be pretty prominent yourself. The cost of living is really high, and the homes are not cheap. The public transportation is somewhat of an ironic consideration for this area. The major drawback is there is no nightlife. All in all, this is a very great neighborhood, if you make the money to make it into the fold. This is not the best area of Knoxville, but it is one of the most beautiful drives, with some of the best homes. There are no cookie cutter homes, they are all custom built and just look breathtaking. If you do not make the cash to live here, you can still drive through it.

"The good, the bad, the scenic"

Scenic Hill Drive is aptly named. It is on the outskirts of Knoxville, nestled between Alcoa Highway and Pellissippi Parkway. The hill here offers a great view for miles. Of course, being scenic it comes with the things you would expect. It is very green and very safe. This is a neighborhood where kids can ride their bikes in the street. The cost of living is not too bad, and it has a lot of resale value. Best of all it is quiet, and the neighbors are friendly.

Being scenic also means away from almost everything. Some people really like that. There is not a lot of eating out, and almost no nightlife to be had for miles. You also shouldn't expect anything in public transportation. One big concern is the proximity to a hospital, the quickest route is to UT medical, down Alcoa Highway. Beyond those, if you like secluded, quiet and peaceful, welcome home. This area is great, the homes are affordable, but expect a drive to get anywhere. This is a great area to raise kids, have a home, and live comfortably. I recommend it for families and retirees.

"A great connection road"

Ebenezer connects Kingston Pike and Northshore together near Cedar Bluff. This road has a quiet rural feel to it, even though it is in West Knoxville. At parts you can see rolling fields and fenced areas, maybe even some agriculture. The neighborhoods through here are great. Most of the houses are fairly large and look elegant. The school system in the area is very nice, one of the better ones offered in Knoxville. Being close to Cedar Bluff, it offers great restaurants and shopping.

Being close to Cedar Bluff, it also can have a lot of traffic in the morning times. There is not a lot of night life or public transportation, but maybe a bit better than some area. Overall, the area is very leafy and clean, and offers some great locations. One draw back may be the price. I would recommend it to anyone who can afford the houses. Essentially this is going to apply to retirees and established families. The area is great for those families for a lot of reasons. Ebenezer offers one of the quietest areas in West Knoxville.

"The long road to..."

Northshore Drive ends near Papermill Dr, and goes to Lenior City. That is a long road to cover in one review. Some things can be said about the entire length of road. That is they are beautiful houses, expensive but gorgeous. There is a lot of leafy areas that are enjoyable to drive along. You can spend a good while on this road and see a variety of landscapes. These include the middle class areas near Papermill or the really expensive homes in Farragut. Wherever you are on Northshore, it is not a terrible jaunt over to Kingston Pike.

The side roads and quick cut throughs allow some of the best shopping and restaurants in Knoxville to be accessible. Unfortunately, some of the areas along this road can become heavily congested, especially during rush hours. As I said before, the cost of living can be quite up there. Some areas are fine and offer great homes, but you will also find some ritzy areas. Overall, if you can afford the homes you are probably doing pretty well for yourself. I would recommend these homes to anyone who can afford them.

"A long, gorgeous road"

Westland drive is a monster of a drive. It goes from meeting Northshore in Farragut all the way to meeting Northshore at Papermill. That is a shorter drive than Northshore Dr, but it is still pretty extensive. Therefore writing a review is a bit difficult. Although the one thing that can uniformly be said about the road is that it is beautiful. The houses are all well kept, and presented very nicely. It has a broad range of socioeconomic statuses from middle class to very wealthy in several areas. The people always seem very friendly too.

The entire expanse of the road parallels Kingston Pike, but is nothing but residential. It offers a lot of shopping and a lot of retail depending on where you are at on Westland. Westland has some of the best schools and medical facility access in Knoxville, again, depending on where you are at. The public transportation is scarce along this road, and only where it meets big intersections. You also will not find a lot of nightlife anywhere. All and all, if you can afford living on Westland, at any point you have a lovely home.

"Fun, little curvy road"

Yarnell is a blast to travel down, especially with a good handling car. It is a beautiful area year round, especially in the fall. The homes in this area are gorgeous, albeit a little pricey. This area is encroaching on Farragut, and the prices reflect. Not that they are unaffordable, but a bit pricey. For the price, they offer good medical facilities, great schools, several clean neighborhoods and right down the street from Turkey Creek. This neighborhood is in a great location. One way, Lovell Road goes right to Turkey Creek and I-40, another takes you the back way into the heart of Farragut.

Of course, public transportation just will not make it out this far. The nightlife around here somewhat suffers for those who enjoy dancing. Turkey Creek still has the movies and the restaurants though. All in all, these neighborhoods are very nice, several of them have been developed in the last several years. Yarnell and Lovell has been going through a major renovation for the last few years. When this clears up it will be a wonderful place to live. I would recommend it for people who are established, and prepared to pay a bit more for their house. It is a worthy investment though.

"Remember when..."

Dutchtown use to be the back way to get to Cedar Bluff from Pellissippi Parkway. In the recent years this area has exploded with new growth. Dutchtown is a really desirable area currently. It is close to Turkey Creek, Cedar Bluff, I 40 and Pellissippi Parkway. You can literally go easily to anywhere in west Knoxville using Dutchtown. Not only that, there is access to three private schools, some of the best in Knoxville. The public schools really aren't bad at all either. Over the recent years the main area of Dutchtown has been widened to allow the traffic to dwindle.

This new paved road brought rejuvenation to that area. The homes are great, the people are fun, and it has access to anything. One down fall is that there is not a lot of night life out in this area of West Knoxville, except with a few local bars. Public transportation runs along Cedar Bluff, but may not make it to some of the areas of Dutchtown. Regardless, this area has seen a lot of new things, and is close to everything. Good schools, clean and safe neighborhoods and right near Parkwest Medical. These neighborhoods are recommended for anyone.

"Quiet back roads of west Knoxville"

Robinson Rd is one road on a big network of back roads that follow Middlebrook Pike. This network of roads makes travelling trafficky areas a breeze, if you know where you are going. While you are blazing through these back roads you may notice the greenery and fine houses in the area. A lot of homes maybe older, some of course are new construction. This area has a good mix of old and new neighborhoods with friendly neighbors all around. As with the back roads, you are not going to find a terrible amount of traffic.

There has been a lot of growth where this road meets Middlebrook Pike, but hopefully for the better. Since it is off the beaten path, don't expect good public transportation or nightlife. Middlebrook will take you anywhere you want to go, but there is not a lot in the area. Cedar Bluff, and West Town mall are not too far in either direction on Middlebrook Pike. This means decent shopping and restaurant selection are within driving distance. Overall the area is great with a good school system, safe and sound area and low traffic. I recommend it for anyone.

"Another quiet area"

Joe Hinton connects several areas through back roads including Ball Camp, Middlebrook pike and several others. This area is a great area for those who enjoys the wooded areas of Knoxville, peace and quiet and a safe environment. Now, Joe Hinton is a long road, and has several neighborhoods. Overall, the houses look good, are well kept and have great residents. The area has several churches and schools to pick from. The area has some good resale value and a decent cost of living. Another plus, is that it does not have a lot of traffic.

Having said that, the public transportation is not that great either. You probably will not find much on the night life scene either. Joe Hinton has good access to I 40, via Walker Springs, which will take you anywhere you want to go. It is not too far from Turkey Creek or West Town Mall, so has some good shopping and good restaurants in decent proximity. This area is good for families with kids, couples, and retirees. It has some unique houses and good land over the course of the road. It may not be in the price range for those starting out, but it is a great neighborhood to look forward to.

"A bit average, but some good points."

Francis Road is a great neighborhood in a lot of aspects, but for most I would consider it average. The homes are good quality with some great neighborhood spirit. The neighborhood has access to a lot of areas and has a great location. It leads to Clinton highway though the back roads, Middlebrook Pike, and Kingston Pike through Vanosdale. Francis Road is a wide street for good reason. It is right next to a school, and has the traffic to back it up. It is one of the better schools in West Knoxville, though, Bearden Middle.

The traffic is the most prevalent negative aspect of the neighborhood, expect delays in a lot of directions trying to leave in the morning. It is not terribly far from anything though. Most of your shopping and several great restaurants are nearby, or a few minutes drive. The cost of living and the resale value are fairly good, it may seem a bit on the pricy side in certain areas. I would strongly recommend this neighborhood for families with kids and couples starting out. It may sound very average, but it does have its good points.

"Close to the shopping and relatively quiet."

Vanosdale is a somewhat quiet neighborhood that is a cut through from Kingston Pike to Middlebrook Pike. It is a lovely drive in all seasons and has access to some of the best Parks in Knoxville. It also has its own elementary school and day care right on the street. The surrounding area is very nice with well kept homes. This is an affordable area of Knoxville that has great location. If you go to Kingston Pike you are at West Town Mall, all of the shopping, and access to I-40. If you go to Middlebrook you are minutes away from just about any other place in Knoxville.

Having said that, this is a major throughway from Kingston to Middlebrook. You can expect a lot of traffic on Vanosdale. If you know the back roads, you can navigate rather well. The problem comes from several stops in a row, two school zones, and West Town Mall traffic. Other than the traffic, and the noise that comes I-40 there is very little negative to say about the area. It has great parks and is a lovely neighborhood. It is a great area to retire in or settle down in. I would recommend it for just about anyone looking to own a home.

"Very quiet street in an exceptional established condo neighborhood."

From Hardin Valley road you would never know this neighborhood was here. It is very quiet and very peaceful. The neighborhood spirit is the best feature. Most residents are older couples, or retired. This makes this neighborhood a great place to settle down in. You can expect a lovely leafy area full of dogwoods that is very safe and has little traffic. Also the location is ideal for a lot of areas. Hardin Valley has been the focus of a lot of improvements, from shopping to new schools. Turning right out of the neighborhood takes you to Cedar Bluff.

This neighborhood is great for established households. The resale and cost of living are both average, but can seem like a lot when starting out. Do not expect the public transportation to come by here, it is definitely off the beaten path. If you like peace and quiet, but being within driving distance of downtown, this is the neighborhood for you. You can expect no through traffic, little backup in the mornings getting onto Hardin Valley, and a great neighborhood spirit. This subdivision also offers a pool to their residents. What more could you ask for?

"Hidden neighborhoods in West Knox"

Bob Kirby Road is off of Bob Grey Rd. This road connects Lovell and Cedar Bluff. Bob Kirby connects Bob Grey to Middlebrook. This entire area is a great place to be close to west Knoxville but have all the seclusion of north Knoxville. The neighborhoods here do not have a lot of traffic. They are in close proximity to anything you could desire in west Knoxville. Turkey Creek is Lovell, Cedar Bluff has shopping and Middlebrook is an avenue to downtown. On top of great location, the neighbors are generally friendly. This means it is going to be clean and green, and safe and sound.

Of course, having a great location and a safe, clean neighborhood comes at a price. These neighborhoods are a bit on the high side for Knoxville. Another problem that you may encounter is traffic. It is not bad through the neighborhoods, but you may find some choke points at Dutchtown, Lovell, and Cedar Bluff. The school systems in the area are some of the best Knoxville has to offer with both good public schools and three private schools. Overall, these neighborhoods are hard to beat on any scale. Except of course if you are a college student in the college life. I would definitely recommend this for couples, families or retirees.

"Lots of shopping and restuarants, not much living going on though."

This road is not used primarily for residential, its many businesses that you will find along here. It's a quick short cut from Clinton hwy to get to the interstate or over to halls from the Powell area. You will find many different kinds of businesses along this road. Several different kinds of automotive shops are at your fingertips. You can get your oil changed or body work done within miles of each other. You can even by a car at the Honda dealership down by the interstate. As far as shopping goes, there are several grocery stores to pick from including Wal-Mart in the vicinity. Several different clothing stores are also very close by, including ROSS, Cato's, Marshalls, And Target. You will also find a Lowes and Home Depot on this street as well. If you are a crafty person, you will love to frequent Hobby Lobby as I do. There are a few banks on Callahan Drive for all your financial needs as well. SunTrust being the most well known. Their drive thru is always moving very quickly. Over all this road offers a great diversity in businesses in the short existence that it has. One can find anything they need here without having to drive to far.

"Busy, busy, busy!"

This road connects Oak Ridge Hwy and Middlebrook Pike It then turns into Lovell Road and continues down to Kingston Pike. This is used by many commuters to get from one side of Knoxville to the other. Residents of this road are zoned for the Karns school system. With so many commuters, traffic on this road can become intense at times. Living directly on this road can be a chore trying to back out of your driveway during rush hours. Most of the houses along this road are set back quite far from the road, but even so traffic can still be noisy at times. Many of these houses are older construction, but several neighborhoods off Ball Road are of new construction. You will find anything from trailers to nice townhomes along this road.
There is one park directly on this road with baseball and soccer accommodations. There is also a small playground suitable for small children. Walking trails surround the ball fields and playgrounds. You will often see walkers, runners, and skaters circling the trails. Being that this road spans so broadly across Knoxville, shopping of every kind is minutes of driving time in either direction. Dining is the same in that regards. Drive one way for the best mom and pop bbq you can find, or drive the other for a valet parking sit down restaurant. Over all if you like having everything accessible this is a great place to live, but if you prefer the quiet life there may be other streets to suit your needs better.

"Dirty neighborhood with not much to offer"

This neighborhood is one of the few in Karns that is substandard to what you can expect to find in Karns. Often times you see” Junkers” cluttering the yards among un-mowed grass. There seems to be no pride in keeping the neighborhood nice. There are many rentals in this area and that fact seems to bring in the lower income crowd. In the past there have been rampant issues of theft and vandalism. Right beside this neighborhood is also the Karns trailer park. Which is also overcrowded and often times dirty.
This neighborhood is in the Karns school system. It is very close to the original Karns red light. You are within fifteen minutes driving time to either Clinton Hwy or Turkey Creek for shopping and entertainment. There are however several small parks and playgrounds that are minutes away to take your kids to enjoy. It’s right down the street from the new rugby and baseball complexes. Overall this is a poor neighborhood to live in. I would not want to bring up my own family here and would not recommend it for anyone else. If you are looking for rental properties to purchase this might be a good location to consider.

"Busy Street but in the hub of Ball Camp area!"

This is a road that used to connect two very main streets of North Knoxville, Oak Ridge Hwy and Middlebrook Pike. The side that connected to Oak Ridge Hwy has now been closed off decreasing the traffic some, but not by much. There are many houses that are for sale in this area as many are looking to move away from the high traffic volume. This location is very close to many kinds of shopping. You have several grocery stores to choose from as well as many different kinds of clothing stores within minutes of driving time. There are several recreational parks minutes away as well.
This area is zoned for the Karns school district and is in close proximity to a few private schools as well. Many of the houses in the area have spacious yards and are set back from the street by several hundred feet normally. Mainly you will find houses built in the late 70’s and early 80’s directly off the road. However there are several neighborhoods off Ball Camp Pike with new construction. Over all this is a great area to live in if you don’t mind the traffic. You have everything at your fingertips!

"Curvy overlook to West Knoxville"

Gallaher View connects Westland Dr and Kingston Pike with a curvy green road. The houses through here are well established and can be a tad on the pricey range. The road offers great access to anywhere in West Knoxville. A connecting road, Gleason Dr, offers direct access behind West Town Mall, or North Peters and Cedar Bluff. The school system is one of the better remarked school systems in Knox County, and offers access to several private schools. This road has very little traffic except for around Gleason Dr, which is currently being fixed.

There is not a lot of negative things to say about this area. It can be a tad pricey, and you may run into traffic during the mornings and evenings. Overall, the majority of the residents are older couples, or families. These are the ideal settings for these family types. Gallaher View offers access to just about anything you could want to do in West Knoxville. The curvy road that makes Gallaher View Rd is also a very fun road to drive on, if you are into that sort of thing.

"Isolation if you can afford it"

Riverchase is a very isolated neighborhood that offers serenity, greenery, and quiet. This is a perfect place to feel safe and secure surrounded by friendly neighbors and beautiful hills. The forest around this area are lovely in the fall time. The resale value around here is good, you will notice a lot of rather expensive homes in this isolated area. It is a good bit of a drive from almost anywhere in Knoxville. The main access route is John Sevier Highway, which is another good drive from Knoxville.

It takes a good thirty to forty five minutes to reach this area from West Knoxville. While serene, you get exactly what that means. There are no restaurants, or night life around for miles. Nor are there any gas stations, movie theatres, or shopping for a good few miles. Recent development along Chapman Highway and John Sevier Highway offer good shopping for home furnishings and food. That is about it. Do not expect public transportation to come this far out. Riverchase Drive is a wonderful drive and a beautiful area. I recommend it for well established families, because it is not very cheap. If you are retired, it is a great area, but be advised, it is a good thirty minute drive to the nearest medical facilities.

"Quiet, spacious doublewide neighborhood for retirees"

This is one of the nicest mobile home neighborhoods I have seen. I would not classify this as a trailer park. All the lots are for purchase rather than rent. All lots are also very spacious. There is a good variety of flat, hilly, wooded, and fielded lots to pick from. When moving into this area, the neighborhood has some amendments to keep in mind. First being that the mobile home must be a doublewide. All driveways must be paved. Lastly, yards must be well maintained. There are others but these are the most important and are what sets this neighborhood apart from most other trailer parks. Many of the residents are either very young couples with no kids just starting out together or retired couples. You will not find many kids in this area. Even though it’s listed as a Knox county address some of the houses are zoned for Anderson county schools. The school bus does not drop off inside the subdivision, only at the entrance. This means that some kids must walk over a mile uphill to get home. With not many residences and not many kids, this is an extremely quiet neighborhood to live in.

"Definite Pros and Cons"

Chert Pit is a beautiful drive that connects Middlebrook and Ball Camp. As a connecting road it does have a considerable amount of traffic. However, the homes in this area are great. They are older, established and very well maintained. A lot of neighborhood spirit, including families that still put out halloween decorations. This road is right near Cedar Bluff and offers any type of restaurant or most activity you could want to do. It is also minutes from Turkey Creek with all of its shopping. This place is a great area to raise kids, as the school systems are excellent.

One major problem that is worth considering. I cannot travel down this road without losing cell service. It may have changed in the last few months, but it has always been a problem. As I said before, it is used as a connecting road and people tend to fly down the hill. Aside from these two major setbacks the area is beautiful. It offers a peaceful neighborhood to raise kids in, or couples looking to own their own house. The surrounding neighborhoods also have a lot of retired residents. All in all it is a good neighborhood, if you can stand the cons.

"Gem off of Northshore"

Woodridge is near the corner of S Northshore Dr and Morrell Rd. This area is a nice neighborhood that is serene in the midst of west Knoxville. It is close to a good school system and close to West Knoxville via the two main roads. Morrell will take you to the mall and a lot of shopping and restaurants in the area. Northshore will take you towards Papermill. Regardless of which direction you go, there is something to do. The street itself is quiet and has no traffic except for residents. This makes for a nice and peaceful neighborhood. An elementary school is in close proximity with a public park close to that. This area has some decent sized houses for raising families.

Of course, it is off of Northshore road. The cost of living along this road is about average, getting higher the further west you go. The homes still retain good resale value. Northshore road also means traffic. Expect the heavy times of traffic to be during rush hour, or when school is getting out. With the recent development in the area, you do not have to go far to get whatever you need though. Overall, the houses are very nice and clean, offer a beautiful scape hidden from view. This entire area is a nice place to raise a family, or retire in. Just make sure to look both ways before trying to get out of the neighborhood.

"Busy street but great area!"

Hickey Road is located in the ball camp area of Knoxville. This is an elementary school that is part of the Karns school system. Traffic on the road can be very busy and fast. It is a connecting road from Bob Grey Road to Middlebrook Pike. Many commuters use this road to bypass the traffic of Cedar Bluff. However, there are several very nice established neighborhoods off of this road. Growing up as a kid I never had lack of friends in this neighborhood. We loved to bike ride and sled in this hilly area. In addition to ball camp there are several private schools that serve this area as well.
Shopping is just down the corner in any direction as you are very close to Cedar Bluff and just miles away From Turkey Creek. AS far as food goes, you have several wonderful mom and pop style restaurant to choose from close by or many of the chains like Applebee’s and Chili’s are right down the street. There are not many nightclubs for dancing, but you do have several bars and pubs close by for the late night drink or game of pool. Overall this is a great neighborhood for families and young couples.

"Home on the Pond"

This neighborhood is a quiet little area off of Chapman Highway. If you enjoy a quiet neighborhood with friendly neighbors and a relaxing view, this is for you. Several retirees and couples owning their first house call this home. The houses in the area are aging, but offer a quality area for revitalizing. The lake is called butterfly lake and offers great recreation for the family and kids. The cost of living in this area is affordable compared to some higher areas. The public transportation system also runs right near the house down Chapman Highway. The road is off of the main road, so is not busy, traffic wise.

However, being out of Knoxville proper there are no nightlife scenes. This place also does not have a terrible amount of restaurants in range. Not that it is a terrible far drive. The schools in the area are average, there are some that are better, others that are worse. This area is overall a very good neighborhood. It does not offer a lot for singles, but it is great for families, retirees, or couples seeking to own their first house. The neighborhood is aging, but it only offers room for improvement. Aside from that, you get your very own lake for scenary. Downtown Knoxville is only a short 15 minutes away.

"Great place to grow up"

This road spans across two different neighborhoods on Emory Road in the Karns area. There is minimal traffic in both neighborhoods as only residents pass in and out. This area is great for established families with children. You will see kids playing basketball or riding bikes throughout the summertime. There is access to the Karns school system and there is a private school within miles. Karns is a fast growing community and has many new restaurants being built. This is an area that is very community-minded.

There is a community pool, library, and clubhouse available to rent. Also a rugby field and baseball complex is within minutes of this location. The cons to this location is that there is not a lot of room for new houses to be built, most of the houses in the area were built in the 1970's. Only some of these houses have been updated, but the yards are very spacious and make up for the lack of modern updates. Another con is that there is not a lot of nightlife to be had in the immediate vicinity. The driving distance is not far however to get to some of the local pubs and bars down Clinton hwy.

"Quiet neighborhoods close to everything"

Driving down Cedar Bluff, I 40, Walker Springs or Middlebrook you would never expect the tranquility these neighborhoods have to offer. Fox Lonas gives access to some of the most peaceful neighborhoods in west Knoxville. They have minimal traffic until you hit one of the main roads and they are close to any service you could possible need. Learning these backroads can help you avoid traffic, get you back and forth from shopping, medical centers, schools and enjoy a nice scenic green drive. Fox Lonas is in close proximity to three private schools, and some great public schools.

Fox Lonas does not have a lot of negative aspects. If you are not familiar with the area, the traffic can get bad, such as around Cedar Bluff or getting onto I-40 in the morning. One downside is there is not a lot of nightlife to be had. A local pub or two, but any dancing or nightclubs are a short drive away. If you can deal with that, you will love this area. The homes are wonderful and pretty affordable compared to some in the area. You will find a variety of families, singles, couples and retirees, through this area. It truly offers a great neighborly spirit. I have lived here in the past, for several years and loved it. It offers close proximity to everything, but is still one of the most peaceful neighborhoods in Knoxville.

"Nestled in a major shopping hub"

Parkside is a pretty extensive road that covers a lot of ground running parallel to I-40. The major residential sections of the road are the Cove in Turkey Creek and closer to Campbell Station Road. These homes are beautiful and expensive. If you make the Cove your home you will be paying for it. These homes in general are on the more expensive scale of the spectrum as they are considered part of Farragut. Having said that, these homes are everything you would expect from an expensive neighborhood. Great design, lovely layout and beautiful furnishings.

This area is close to Mercy Medical center, Turkey Creek shopping, and Farragut School systems. These are all great features of the land. Unfortunately, the traffic is always going to be considerable. Turkey Creek is one of the fastest growing shopping hubs in Knoxville. Living in the heart of Turkey Creek mean traffic and more traffic. It can also mean that it can be noisy. The further down you go from Turkey Creek the less traffic and the less noise, but again, Turkey Creek is always expanding. If you can afford this area it is a great place to live. Provided you do not mind the traffic.

"Great school, Great location"

I lived off of cedar bluff for several years. I always enjoyed this area of town for its closeness. You are literally moments away from any restaurant, any activity you could want, and some great school systems. Cedar Bluff is the heart of west Knoxville. This area is close to movie theatres, restaurants galore, a number of gyms, and some good night scenes. If you have children, Cedar bluff is in close proximity to three private schools and a really good public school. Fox Lonas area of Cedar Bluff has less traffic and hustle than the other areas of the street.

Of course, being the heart of west Knoxville does mean that there is a lot of traffic. The off/on ramps of Cedar Bluff at I 40 can be really busy on the weekends or during rush hour. Normally it moves through fairly quickly. This area offers shopping areas on Cedar Bluff on North Peters and Parkside, and on the opposite end where it meets Middlebrook Pike. Cedar bluff is truly a great place for anyone to live with great access to anything you could want to do. If you like being in the thick of things, this is the place for you.

"Just can't be beat"

Knoxville is about the largest city I would like to live in. It offers some of the most friendly, quietest streets I have seen. I have travelled to several cities around the country and have never found the hospitality or friendliness. Knoxville is in a valley, it is shielded from most bad snow storms, has several lakes and campsites in the surrounding mountains and is full of green. These factors may not mean a lot to people, but Knoxville offers a great cost of living, a huge variety of restaurants and a very respectable night life. Downtown Knoxville is of course where the college is located.

The college may be a little cramped, but that is because it is an every growing school. UT is one of the best schools in Tennessee. Knoxville is also one of the best cities in Tennessee. Out of all my travels, it offers a perfect mix of big city living, and small town feel. Knoxville has a good public transportation system, for the main areas of town and is easily accessible from the surrounding areas. It would have to be a really special place to tempt me to move away from Knoxville. I have lived here most of my life, and really could not see moving anywhere else.

"An oldie but goodie"

Old North Knoxville has several older homes, but just like several of the other areas in Knoxville is going through extensive renovations. One thing to consider in this area is that several homes are considered historic and can complicate some processes about renovations. This should not deter anyone from looking and purchasing a home in the area. Several of the homes have already been renovated. These may cost a bit more upfront but already have the benefits. The area itself is wonderful, an influx of new homeowners makes this area very friendly. It offers good access to downtown Knoxville, and I 40, which means all areas of Knoxville are just moments away.

Some things to consider about moving into the area is the school system. The school system is not commonly regarded as the best in Knoxville. Parents may want to consider this as a choice, the schools are improving as funding is made available, but it is an ongoing process. Being close to downtown, the noise and traffic can sometimes be noisy and congested. These factors should not deter anyone from scouting the area. Some of the houses are absolutely beautiful. These homes would make great starter homes for couples looking to own their first house. The area is great, good cost of living, and all the benefits of being close to downtown.

"The cusp of a good neighborhood."

Parkridge is on the north side of East Magnolia. Magnolia is notorious for drug crimes and prostitution. This is highly predominant in areas such as Burlington. Parkridge and surrounding areas offer a more quiet area that do not exhibit as much negative aspects of Magnolia. Parkridge like several other areas have been going through major renovations for the last several years. These changes in the area allow for a sparking of new life, with new care brought into the neighborhood. The people truly make a difference in this neighborhood. Parkridge is in close proximity to several parks, the zoo and downtown.

While going through renovations, some of the area may still appear to be run down. This can be a good opportunity to renovate and fix up a house. Unfortunately, the schools in the area are not regarded as the best in town, so people with children may take that into consideration. Being close to I 40, and Magnolia, this area may become congested and noisy at times, but it is generally not a problem. All in all, this area offers great access to the surrounding area for restaurants, shopping and parks. Couples seeking to own their first home may want to consider the area for a good affordable living space.

"Quiet neighborhood near downtown"

Park City is home to the Knoxville Zoo and near Chilhowee Park. Chilhowee is a park where several events happen through the year. The area at first glance may seem run down going down Magnolia and Martin Luther King Jr Ave. Several of the shops and roads are not in the best condition and the houses in the neighborhoods are not in the best shape. The area does tend to be a bit quieter as far as crime and abuse than down the street. Park City has access to a number of parks which may be a good place to have children, or take a stroll. The area is quite affordable, and offers a great start to couples seeking to buy their first house.

My last visit here was to an estate auction in one of the neighborhoods. Some of the neighborhoods may appear run down, others seem very well kept. The population is a mix of older retirees and young couples starting out. The school system is not the best Knoxville has to offer, but is not terrible. The two main streets can also get congested at times, specifically during events at the zoo and parks. The cost of living however is affordable and could be well worth the investment. All in all, this is a quieter area that is far enough from downtown and parts of Magnolia that do not exhibit a high crime rate. While not the best of Knoxville, good people can make the difference.

"Starting to be a good area"

Mechanicsville use to be a crime center in Knoxville. Before that era, it was a beautiful area close to downtown. For the last twenty years several changes have been made in the neighborhood. Change is somewhat of a slow process. Most of the homes in the area are historical and require special specs when doing remodeling. While this can be an interesting challenge and make for a gorgeous home, it can be a tad expensive for the endeavor. A lot of the homes here are being rented for college students. Being close to UT does have several pluses. It is close to the strip, with all of the night life and restaurants. It is close to the Campus, so walking or biking to class is feasible.

The area may not be the best for children. The school system is not generally regarded as the best in Knoxville, but is becoming better. A lot of the houses are also still in great disrepair from lack of maintenance and care. Some children may find hazards in the old houses. Overall, this area has a lot of potential for people who like fixing up challenges. It can be a great area for starting life with your first house. The traffic in the area can be problematic at times, and the proximity to UT and downtown can be noisy at times. However, with a little elbow grease and hard work, these homes could be reformed to their former shine. The area has great restaurants, shopping and nightlife for young couples.

"Great place for a renovation"

Lincoln Park is a great area in north Knoxville that has seen many years. In recent years, this area along with several others has undergone renovations to create a better area. This is due to the influx of people looking to buy their first homes. The new life in the neighborhood has given rise to a great neighborhood mentality with several friendly faces. The houses in the area that have undergone renovation may be a bit pricier, but also offer little work to be well maintained. Of course, if you want to do it yourself, there are still several houses in need of a good owner. The neighborhood is located right off I 275, which offers great proximity to most areas of Knoxville, including Clinton Hwy.

The school systems may not be regarded as the best in Knoxville, but they are also undergoing improvements. My husband and I have friends that live in this neighborhood. We enjoy visiting once every other week or so. Every time we drive through the area it is lovely, leafy and peaceful. The neighbors mostly seem friendly. The proximity to all of Knoxville coupled with the serenity of the area makes this neighborhood a great choice. It is a good choice for couples looking to own their first house, or retirees that are looking for a peaceful neighborhood. St. Mary's Hospital is also in close proximity along with several shops and restaurants. This area is a great choice for anyone.

"Starter homes for renovation"

Fourth and Gill is another area in Knoxville that has undergone a lot of renovations. Some of these houses are going on a century old and have recently been renovated to shine. These renovations mean better energy efficiency and a new look for the house. Some of these houses can be more pricey than the others in the area, but offer better value in the long run. If that is not your cup of tea, you can buy one of the unrenovated houses and make the upgrades yourself. This route is great for first time home owners coming into their own. This area offers the freedom of downtown, being close to the restaurants and specialty shops.

This area is also in a convenient location to I 40, anywhere in Knoxville is mintues from this place. One drawback to the area is that it is near downtown and that can lead to some congestion here and there. Other complaints may be noise factor in some areas, being so close proximity to the Old City and I-40. The houses in the area are not the only thing going through renovation, the local school systems are striving to be better. Overall, this area is a good area for a starter home, either a fixer upper or an already remodeled house. The remodels may cost a bit more, but come with more value. This is a great place to have your first home.

"Welcome to UTK"

Cumberland Ave is commonly referred to as the Strip. Fort Sanders area is for college students. The housing in the area is mostly condos, apartments and older Victorian houses that are being rented. The strip offers just about anything a college student could possibly need. It has book stores, coffee shops and access to UT campus for those heavy nights of studying. Knowing how college life really is, there is also several nightclubs, bars and any other activity you could want to enjoy in college.

Unfortunately, being the heart of a college campus, this place may not be the best to raise kids. With the influx of students in the fall and spring, traffic can become quite an issue. Fortunately, most students walk or bike to class. One other downfall to the area is the noise. Don't expect some areas to be quiet until after three when the bar closes. This area is definitely aimed at college students earning their way through school. It offers access to the strip and downtown Knoxville for specialty shops and restaurants. All in all, if you are going to college, you will feel at home.

"Great place to settle down"

Forest Heights is one of the best areas in Knoxville. It at once offers a secluded peaceful area clost to downtown and west Knoxville and access to some of the best restaurants, shopping, and doctor care in Knoxville. This neighborhood has some lovely homes and is quite peaceful. Sutherland Ave, the main road near the area can become busy during rush hour traffic but is not generally too bad. The school district for the neighborhood is in good standing and offers a good place for kids to go to school.

Forest Heights is truly one of the better areas of Knoxville to live. The cost of living is a bit more expensive than some areas in Knoxville, but it is certainly not the most expensive. Overall this neighborhood is a wonderful investment in the future, whether you are starting your journey in adult life or finding a nice area to retire in. This area offers all of the necessities anyone could ever need. It has beautiful architecture, great neighbors, and is peaceful. It also has good proximity to downtown Knoxville and west Knoxville.

"Great place for a starter home"

Edgewood is a somewhat secluded area in Knoxville. It has undergone a lot of renovations in the last several years. This is a great area for couples to start their lives together with purchase of their first house. The renovations make the area nicer. Aside from the restoration of the neighborhood, the area has a park that makes it attractive. The neighborhood is in fairly close proximity to down town Knoxville, UT campus, and the Old City. These areas offer good restaurants, shopping and night life.

The neighborhood can also be a good choice for singles, or students wanting to go in together for a house. The traffic in the neighborhood is not bad, but the streets surrounding the area may get congested during rush hour. The schools in the area are generally regarded on the lower end of the spectrum. With recent renovations to the area, school improvements have been undertaken as well. Overall, this area offers a peaceful niche near downtown Knoxville. It is a a place undergoing tremendous renovations to restore the houses, and a great place to buy your first house.

"Perfect Place to avoid."

Ten years ago I use to attend Knoxville Catholic High School, at the time it was located right off of Magnolia, near this neighborhood. The school moved location in 2001 and this neighborhood has degenerated significantly. There is nothing worse than the waste of human potential. This neighborhood offers one of the highest crime rates in Knoxville. The crimes can get violent at times, but mostly consist of public intoxication, drug trafficking and prostitution. This happens mostly on the two main streets running through the neighborhood.

The neighborhood itself could be a gorgeous area of older homes but nobody cares. The school system in the area is not the highest ranked in Knoxville and the neighborhood seems to not care about maintenance. Most people, myself included, avoid the area at all costs. The only shopping in the area is illegal, most of the shops and restaurants have bars across the doors and windows. At one time this neighborhood was a splendid area and a popular area to live in. The degeneration of the spirit in the neighborhood has perpetuated the crimes and mentality. I can't suggest this area to anyone, nobody should be subject to this.

"Lovely older area with some good advantages"

Old Sevier is an older neighborhood on the Tennessee River. It has great proximity to downtown and south Knoxville. This area is older and well established so has more green than most areas of downtown. It is also down the street from Baptist Hospital, one of the area's leading medical facilities. The older homes can be a little run down, but nothing a good renovation can't fix. This adds to the affordability and cost of living in the area. Old Sevier is close to downtown so residents can take advantage of the restaurants and the great shops.

For the family oriented, some of the school systems are regarded as being on the lower end of the spectrum. This of course is always improving, but other choices in the Knoxville area may be better. With such proximity to downtown and UT campus, it can be an ideal place for college students, or young couples seeking to own their own house. One of the best features of this neighborhood is an automatic front row seat to Boomsday every September. Overall, the older homes are quaint and offer a good starting point for new couples or retirees.

"Great place for college students"

Old City is a prime location for college students. It offers close proximity to UT Campus, all of the restaurants and the night life of Knoxville. It may be noisy, you may have a lot of neighbors, but it is a college experience. While good for the college students, more home and family oriented people may not enjoy the area. Old City is nestled in the shadows of I 40, right off of Summit Hill Dr. It is close the campus and downtown which offers great shopping and good food for anyone. This area is not considered very leafy, but also has a few parks scattered here and there.

With such proximity to downtown and UT campus, the area can be very loud. It can also have a lot of traffic congestion in several areas. These are parts of college life, right? The traffic congestion poses no problem to those biking or walking to classes. This area even though it is older, and has a few problems is still a great area for the single college students. It is the Old City, some of the best night clubs in Knoxville are located right down the street. If those are not your flavor downtown has some great coffee shops. The strip is also literally right down Cumberland, within easy walking distance.

Morningside is a quiet community with beautiful homes, quiet neighborhoods and close proximity to downtown. The neighborhood lays on the north side of the Tennessee River and is close to several small parks. The homes through the area are solid, older houses that have been renewed. The area is great for singles and couples looking to own their first house and retirees looking for a quiet neighborhood. One plus side of this community is less traffic than most Knoxville areas for the most part. While less traffic, it has close proximity to I 40 to allow access to any point in Knoxville.

The school systems in the area are commonly regarded to have lower standards than others in the system. However, with recent influx into the area, the system is slowly improving. The neighborhood is also close to UT campus for students who are looking to stay in Knoxville. The closeness to downtown offers good food and great shopping with some great specialty shops. Overall, Morningside is a quiet neighborhood with close proximity to downtown. It offers some great values for anyone.

"A great area for your first home"

Belle Morris is in the central part of North Knoxville that has experienced a large population influx over the last few years. This area is being restored and renewed with good neighbors, quiet streets, and an affordable cost of living. The neighborhood is nestled between North Broadway and Whittle Spring Rd. This is in good proximity to all of the shops and restaurants and the local schools. The neighborhood is also close to some family oriented parks and the zoo. The renovations have really helped this neighborhood to become a popular place for first time home owners.

Several people have moved into this area over the last few years. These people help restore the old homes to new glory. Due to the influx, the traffic can seem a little heavy at times. The local school system is generally regarded as one of the lower school systems in the area. However, the renovation has affected the school as well, and improvements are being made. This neighborhood is defenitely a great place to purchase your first home. It has great neighbors, close proximity and a good place to start a family. It is also close to UT campus and could be ideal for college students that are more serious about staying in Knoxville.

"Renovations for a brighter future"

Oakwood is in the center of north Knoxville nestled between I 275, I 40 and I 640. This area has some of the oldest homes in Knoxville. For several years, it has been regarded as a poor, run down area. However, recently a surge of renovations and new owners have flooded the area and shown vast improvements. The main body of the neighborhoods is between North Broadway and N Central St. This location gives access to any shopping or restaurants in the area. The neighborhood is also in close proximity to St. Marys Hospital, one of the better hospitals in Knoxville.

One of the main problems with this area is the school system. It is commonly regarded as not being one of the better ones in Knoxville. However, even that is changing. Due to the influx of a new population it can be a little crowded at times. For the most part, the renewal of this neighborhood brings about a great neighbors, good spirit, and a better atmosphere. Oakwood is a lovely neighborhood for singles and couples making it out on their own for the first time. With the improvement in the school system it is also an ideal for couples starting out their own families.

"College Students, this area is for you"

The homes in this area are beautiful. Marble city offers gorgeous homes, wonderful architecture, and a rustic feel. The homes are older, some dating back almost one hundred years. Several of the homes have undergone modernizing renovations. The area is somewhat secluded compared to other areas in the downtown region. Sutherland Ave, the main street through this area is somewhat less congested than others around it. While not having many of restaurants or shops, it is in close enough proximity to offer anything you could desire.

This area offers a lot of homes for retired folks and college students. The cost of living in this area is very affordable, with good public transportation and access to medical facilities. It is in great proximity to UT campus. Some of the homes may appear to be run down, and the shops and streets are not in the best shape, but it offers a home to several people. The schools, aside from UT, may not be considered the best Knoxville has to offer. However, Marble City offers a great secluded area in the downtown region. It is great for retirees, couples aiming for their first home, and of course, college students.

"A reluctant affordable area"

Vestal is an area of Knoxville that has been run down for several years. While going through renovations as much of downtown area, this area is still home to a lot of families. Most of these families do not have the ability or capital to properly maintain the homes. This area is one of the lower socioeconomic areas of Knoxville. The homes are getting older, and several of them lack the renovation to make them energy efficient. The neighborhoods seem to retain their feel regardless of how many generations move through them.

Being in close proximity to downtown offers good medical and public transportation services. The cost of living is also very affordable. It may be a good area for college students or couples looking for a starter home. The schools in the area are not regarded as some of the higher education schools in the area. All in all, this area may not be the best area of Knoxville, but that does not mean it is terrible. It may be run down, it may not have the best school systems, but it is up to us to make places better. That can happen over time with people moving in.

College Hill is aimed at college students. It offers close proximity to UT campus and all the necessities of college life. Some of these include shopping, restaurants, night life, and of course good coffee shops. The homes in this area are older homes, some have stood for close to a century. This just adds to the wonderful architecture, most of which has come alive again through renovation. The area also offers apartments for college students. This area is good for college students tasting life on their own, some going in on a house together, others buying their own house.

The area offers great proximity, but this does come with a slight price. With the closeness, the area can be noisy, and become crowded during rush hour. The college life here is wonderful, but may not provide the best education for smaller children. The aim of this neighborhood is definitely at college students. It offers a great location for biking or walking to campus, good shops and great neighbors. The name College Hill implies the majority of this neighborhood, it may not be the best fit for reitirees or families.

The homes in this area are older homes, some dating close to one hundred years old. This area offers a rich history, but can appear run down in some areas. As with several areas of north/downtown Knoxville, these residents are mostly college students. Beaumont is a beautiful area that offers wonderful architecture and homes with good standing character. The homes here are well suited for college students on their own, or couples seeking to own their first homes. A lot of renovation has happened in this area over the last several years to help restore the history.

With close proximity to downtown and UT campus, this spot is a great fit for college students. It can be noisy and have some traffic issues considering the location. However, these should not be a terrible deterrent to anyone moving in. The school system as far as UT is excellent, the school systems for younger children are not really the top of the list in Knoxville. Overall, this area offers a lot of great advantages to college life. Good proximity to the night life, the restaurants and school, what else could you need?

Western Heights has all the things a college student could ever need. It is in close proximity to UT campus. It is also in close proximity to all the things a college student could want to do, good night life, great restaurants, or just a good coffee shop. This also means an affordable cost of living and good public transportation. This area mostly consists of older houses. The older houses are aging considerable, some closing in on one hundred years. These can make great fixer uppers for single college students who want to go in on a house together.

Being in such proximity to UT, the area can get congested. The area, being older, is also run down in parts. Some of these areas can tend to be rougher around the edges. The residents that are not college students may seem on the lower end of the socioeconomic spectrum, without means for house repair or maintenance. The area can also be noisy at times with the college nightlife and proximity to downtown. Overall, this area is great for new college students getting to experience life on their own for the first time.

"A rustic area of Knoxville"

South Knoxville has the potential to be a wonderful area. It is close to Downtown Knoxville, with all the amenities it offers. It has some old neighborhoods that offer some peace and quiet. However, it seems that the farther away you get from the Tennessee River, the worse the area gets. The area seems to be in poor shape from neglect, the shops and streets appear run down. The area gets congested during rush hour. The major road, Chapman Hwy, runs through South Knoxville. It offers shopping, restaurants and meets most needs.

Some of the neighborhoods have shown some renovation and good neighborly spirit. Unfortunately, this is a small part of the area. Most people appear not to care about their homes and let them fall into disrepair. Some possible reasons for this are not having the ability to repair the homes, or afford to repair them. The area is very affordable, and offers some good experiences. The area has some good parks and is in good proximity to some of the larger areas like Downtown. Not all of this area is bad, it offers good starter homes for single students and couples. It also houses a large portion of retirees.

Lonsdale is another Knoxville neighborhood that is going through vast renovation. The inhabitants of this area are mostly older retirees, or couples seeking to own their first homes. The new homeowners, in want of a better area have started to fix this area up. It begins with the neighborhood spirit and cascades through every faucet of life. The neighborhood is located off of I 75, I 640, and I 275. It offers close proximity to food, shopping and UT campus. A lot of single students can band together to own a house and fix it up. Or college sweethearts can settle down in their first home while focusing on their goals.

This area is very affordable, with some of the cheapest housing markets in Knoxville. The unfortunate downside to this is that some homes are close to one hundred years old and have not been renovated. Another downside is the cluster of major roads that can make traffic a problem. Lastly, the school systems in this area are not the best in knoxville. Overall, this area has a lot of potential to be a happy home for many years. It has close proximity to anything you could need, and some lovely neighbors.

"Making a come back"

North Knoxville over the last several years has gained some negative reputations. When considering North Knoxville, some people think of it as poor, run down areas. Some of these claims have a bit of truth, but the community is working on fixing it. The people in this area mostly consist of retired people and couples who are beginning to own their own houses. This renewal of a new generation purchasing the homes has shown a lot of renovation and high spirits in the neighborhood. You will find the classic Tennessee Hospitality among neighbors here.

The traffic here during rush hour can be quite hectic. North Knoxville is nestled between all the major highways, I-40, I-640 and I-75. Needless to say, this is a major cross roads during rush hours. Another complaint has been the school systems. The school systems are not terrible, but are considered some of the lower ended schools in the area. Aside from the few poor parts of the area the homes are gorgeous old constructions that are always being renovated in creative ways. Being so close to the interstates means you are only a hop skip and a jump from anywhere in Knoxville. That close proximity and the friendly neighbors makes this a wonderful place to consider.

"The connection between Downtown and West Knoxville"

Sequoyah Hills offers a lovely area that nestles into a bend of the Tennessee River. This area offers some wonderful, large houses and some beautiful churches. The neighbors here are a friendly group. The entire area is mostly hidden away from the main road of Kingston Pike. This stretch of Kingston Pike connects Downtown Knoxville and UT campus and West Knoxville. The drive through this area is unique to Knoxville. The drive does not have nearly any shops or restaurants. It offers a serene green laden drive with some beautiful homes. The unfortunate downside is that it is two lanes both ways, and can become congested during high traffic times.

The neighborhoods off of the main drive are rich and lush with history. Most of the streets are part of the Dogwood Drive, showcasing the homes and their lovely yards. Sequoyah Hills also features a secluded park, Sequoyah Park, right on the river. The restuarant and shopping selections are numerous, but require leaving the area. The close proximity to both of these major areas makes Sequoyah Hills a highly wanted area. Aside from the congestion, and the higher cost of living, this area is one of the most beautiful and well maintained areas of Knoxville.

"A lovely drive on a backroad"

Lyons View runs parallel to Kingston Pike from Northshore Dr to where it merges with Kingston Pike. This is one of the most beautiful drives through an older era of Knoxville. This drive offers some lovely neighborhoods and some very expensive property right on the Tennessee River. Each of these expensive homes offers a unique style architecture from Tudor to Classic Spanish. The drive itself can be used in conjunction with Westland Dr and Gleason Dr to quickly traverse from one end of West Knoxville to the other.

Lakeshore offers several local entertainment areas, including an exclusive golf course and a large recreational park located near Lakeshore Institute. Lyons View is also in close proximity to several wonderful restaurants and shopping areas. The Fresh Market grocery store is a top notch grocery for the freshest meats and produce. The area truly offers something for every family type, from child care services, to skating, and close proximity to a private school, Sacred Heart Cathedral School. One of the best features about this neighborhood is that it has the close proximity to any need in the city, but absolutely serene inside this quaint drive.
