"Small, old, blue collar homes in neighborhood becoming majority Spanish speaking"

Maryland Ave. is the main entry and exit street for the 43 year old Marumsco Woods neighborhood in Woodbridge, Virginia, right off of Route 1 (Jefferson Davis Hwy) near Potomac Mills Mall and the Rippon VRE Station. Most homes as of Sept 2007 are selling in the $290-$370k range (average 1400 sq ft homes on 1/4 acre lots). There is no HOA, so unfortunately it has become a magnet for multiple families and/or illegal aliens to reside in what are supposed to be single family homes. The neighborhood could be ground zero in the national illegal immigration debate. The Prince William County government and elected supervisors do very little to enforce the zoning/property code, so you will frequently see the following scenes: homes with a car in the front yard, trash and debris piles, work trucks parked along the street, unkept yards, unkept homes, etc. Older home owners who bought in the 1960's and retired here are slowly moving out and being replaced with mostly Spanish speaking families with children. Thankfully, except for the renters, most of the new home owners are fixing up their property (repaving driveways, new siding, new landscaping, etc). No racial tensions, no gang activity, and no crime problem to speak of. SUPER location for the combination of low cost single family homes with real yards along with quick access to I-95, the VRE, the Potomac River, and Potomac Mills Mall.
