What kind of a neighborhood is University Heights?

I notice that rental prices are a lot lower for University Heights, then, say, nearby Mission Valley. What is the reason for this?

The most likely reason is crime. I just looked up the crime reports for University Heights, and it look like there have been dozens of assaults, break-ins and robberies there in the last 6 months. That is pretty high and suggests why people might be reluctant to move there in my opinion.
