"The Skyland is definitely the limit."

With the grand, sweeping imagery that a name like "Skyland!" evokes, this neighborhood fails to measure up, by a very, very long shot. Just because there is barely anything here. If the idea behind this area was to have vast, empty expanses (like the sky), then it has gone well and beyond the call of duty there.

Most depressing is how long it has taken the city to get the neighborhood to even this point. Skyland was supposed to have a sweeping, decadent shopping center with any amenity you could ask for, directed specifically at the higher class living of Fairfax Village and Hillcrest. But somehow it has fallen far, far short, and is now the blank stretch of concrete that time and the city forgot. Yes there is still hope, and hope can help move mountains, but hope is nothing without hands to do the pushing.

"a disappointment"

Skyland is one of those white elephants of urban renewal, the results of which nobody really knows. What do I mean? For the last ten years the City has been seizing and purchasing land to build a huge Town Center development. It would be mixed use, with shops, recreation and even residences. If it succeeds, this will be the best place to live in Southeast, since everything will be right there. And I might add, the rents will be sky high. OK, maybe not as bad as Adams Morgan and such, but definitely higher than the rest of the area. Eventually they’ll build this, we hope, but who knows.
For now, Skyland is a typical neighborhood in Southeast. There’s a smattering of houses, and some of them are pretty run down. Not much retail or restaurants exist, as most of it is being moved out for the redevelopment. Not much public transportation is here; surprisingly there’s no Metro station yet. So for now, Skyland is a barren wasteland with little to do. And a punchline on how ineffective DC government has been with revitalizing Southeast. Personally, I wouldn’t consider the area for residential occupancy, until and unless the apartments are built. You might be OK going into here for commercial property.

"The seeds have been planted"

Skyland is a neighborhood located in the southeast section of the city and is home to approximately 1,886 residents. Located to the east of Fort Stanton Park the neighborhood's boundaries are defined by Naylor road S.E, Alabama Road S.E. and Angler Place S.E.. Homes sold in 2010 had an average sales price of $129,504. Only 20% of the homes in the neighborhood are owner occupied. Homes are typically multifamily and a mix of attached and detached single family homes. There is a significant amount of building with commercial uses within the neighborhood including Children's Hospital. Currently there are two multifamily rental buildings for sale in Skyland.

Stanton Elementary School is the only school located here. Residents will find restaurants in the neighborhood, especially near where Alabama Avenue S.E., Naklor Road S.E. and Good Hope Road S.E. join. However many of the restaurants are fast food establishments. Shoppers will appreciate having a Safeway grocery store nearby as well as other places to shop. There are numerous Metro Bus stops thru out the neighborhood. Dedicated green space, such as parks, do not exist within the neighborhood, although Fort Stanton Park is nearby.

Recent crime statistics are encouraging with a limited number of crimes against property and people occurring. As always check the most recent crime data and make an informed decision as to the crime risk before moving into any neighborhood. All in all this neighborhood appears to be on the rebound and had many things that people are looking for when moving into a neighborhood.

"Working on It"

Skyland is yet another neighborhood in Southeast Washington DC undergoing extensive development. As with the Anacostia and Navy Yard neighborhoods, the development is spurred by the presence of Nationals Park and promices to turn the once seedy industrial area into a desireable residential, retail, and commercial address. That is, if the promices of the develoment are realized in fact. Central to the area's redevelopment is the 18-acre Skyland Shopping Center at Alabama Avenue and Naylor Road; the District Government is working with the Rappaport and the William S. Smith Companies on the site. Plans call for 320,000 square feet of high-end retail space combining large national retailers and neighborhood shops and restaurants, along with up to 470 residential units. As with many such projects over the last several years, the work has faced some legal hurdles, and as of now the project remains on the drawing board. So it will be several more years before Skyland becomes more than it is now—yet another seedy, shabby neighborhood in Southeast that no one would want to go to during the day, much less during the night. Better to visit a more successfully developed area.
