Do communities such as San Luis down near the NM border have much less expensive land than north?

Historically speaking, yes. It is much cheaper compared to the front range and you can get a lot more for your money. It comes at a price though as there are often fewer jobs. There are some great towns and property which would be ideal for a retirement home or for someone who works from home.
