Best area in SF to live with a toddler?

My husband and I are planning to move to SF in summer 2013 from Brighton, England as we've got Green Cards. We have a 2 year old (who will be 3 when we move). We think we'll be able to earn $120,000-$160,000 between us and we think we will be able to afford $3,000 a month rent. We'd like a 3 bedroom house if possible. What areas do you think we could realistically afford that would be suitable for young children? Any info much appreciated. Thanks

People usually recommend Pacific Heights or Noe Valley for couples with toddlers. A house for $3000 and 3 bedrooms makes things trickier.

Lately I've been steering friends towards the Sunset District or the Richmond District. The rents are just a lot more affordable--but most homes there are on the smaller side--usually 2 bedrooms. I was looking on a couple of websites and I did notice a 3 bedroom for $3000 in Noe Valley today. (Pretty rare in Noe Valley where rents are sky high.) So you might be able to find one there if you are persistent.

You might also consider somewhere just across the bay in the Berkeley Hills or in South San Francisco. If you don't mind the commute that might be easier. Schools are relatively good in Sunset and Richmond and there are private (what you guys call "public schools" I think).

Thanks-that's really helpful. We'll have a butcher's (i.e., a look) at Richmond and Sunset and will also check out Twin Peaks, Diamond Heights, Bernal Heights, Potrero Hill and see what we can (or can't) afford then take it from there. The good thing is that we're used to not getting much for our money having lived in London and Brighton so hopefully we won't be too disappointed when we see what we can afford in SF... Or am I dreaming?!

No, you're not dreaming. I think you will probably find that you can get a lot more space here. Also SF's transportation system is pretty good, so even if you are out by Richmond or Sunset you won't have too much of a problem getting places. Sunset, I think is a great place for a family. You have Golden Gate Park on the north (almost like Central Park in New York with fewer muggers); you have Ocean Beach on the west (which is unfortunately only slightly warmer than Dover Beach with out the cliffs); you have the SF Zoo and SF State on the south and then just past the hills of West Portal you get Noe Valley, Castro Mission, Haight and all that good stuff.

But the great thing is that Sunset stays relatively quiet. Not too much by way of gangs and that sort of stuff, so you can live a relatively "normal life". Oh, but you do get a lot of fog, though you should be used to that.

Oh yeah and I forgot to mention, there is a pub in Haight where you catch Premiere League Football so you can keep up with the European clubs lives. Lots of ex-pats there. I think it is Kezar's Pub.

I've checked it out and really like the look of Inner Sunset. Everything looks perfect apart from the weather. Surely it can't be worse than England though... It's still pretty pricey though. I think we're just going to have to wait and see what jobs we end up getting, how much we can earn and take it from there. I think there's a lot of luck involved in finding a good place to rent - we'll just have to be on it and be the first in the door with deposit and credit report in hand! Looks like we might have to lower our sights and take a 2BR so the visitors might get a sofabed instead of a bedroom! Thanks for all your help. I haven't been to SF since I was 11 so am pretty clueless!

You might try the East Bay as well. Prices are a lot lower, weather nicer, and I personally think it is more kid friendly. Check out places near the hills on the eastern half Berkeley, Montclair, Rockridge, Piedmont, Kensington. Every so often you can find some really nice spots there. With BART (Bay Area Rapid Transit--our metro) you can be in SF within 40 minutes and read the paper while you're at it.
