Do all realtors handle vacant land or is that a specialty?

My husband and I are beginning to look at purchasing land for a retirement home in the mountains or southern area of Colorado. I can find lots of it on sale on the internet and most of it is through an agency, but would it be in our best interest to have a realtor on our side to negotiate? Or can you even hire a realtor to find land by given criteria? Sorry if this is an elementary question! I'm completely new to this. Also, if we were to find the perfect spot and finance it, would that in any way impact our wanting to move homes in the next year? (We figure one more home to live in while we build our retirement home).

All Realtors as licensed real estate brokers in Colorado are licensed to sell any type of real property in Colorado. With that said, they may not all know how to deal with vacant land. It is a good idea to have an agent represent you as a Buyers agent, typically the listing agent represents the Seller. Another important factor is to work with an agent who works in and knows the area you are interested in buying your property in. In terms of financing vacant land, it can be difficult, you will usually need to put 50% down to get a bank to give you a loan on vacant land. Finally, it will impact your credit and qualifying ratios when you go to buy another home, just like any other loan will. So, check with your lender before deciding what to do.
