"Older View of Glendale"

Brockmont is a hillside residential area that straddles Brand Park at the southern edge of the Verdugo Mountains. Long, squat Ranch Style homes fill the streets in this area, with many of them stacking up along the chaparral filled hillside so as to garner the best southerly views of Glendale. Some of the oldest homes are the farthest up—boxy modernist deals once meant to be futuristic.

Residents of the neighborhood are, on average, older than most other Glendale residents, with 40 being the average age in Brockmont as opposed to 35 for the average valley resident of Glendale. This five year difference may not seem like a lot but it means there are far more senior citizens here than in other neighborhoods. Most residents own their homes, with the median cost rising to over $1Mil. About 1/3 of the homes in the area were built prior to WWII, ¼ during the 50’s and 1/8 in the 70’s. Most residents have been here for more than a generation and have incomes of about $100K.

A quarter of residents who live in these hills have jobs in sales and commute less than 30 minutes to get to work. Glendale’s strong economy and central location make it an ideal location for couples who may have jobs in divergent areas of the city (e.g., Santa Monica and Pasadena).

Similarly , there is not much to do in this neighborhood other than hike up into the hills and enjoy the twinkling lights of Glendale, but its proximity to Burbank, Downtown Glendale, Pasadena, and Los Angeles also draw many new residents.
