Do most subdivisions in Arvada have HOAs?

What are the average going rates?

Any of the newer subdivisions will have HOA and in some cases multiple HOA's. (Village at Five Parks for example). Most owners appreciate the consistensy in what can and cannot be done to the property. Paint color, maintenance, landscaping etc. The major difference seems to be in the cost. That is determinded by the amenities that the community is including in the dues. Clubhouse and swimming pool will add to the monthly expenses but you would need to make sure that whatever subdivision you are thinking of buying in that whatever issue you are concerned about as far as whether it violates HOA rules is to have you real estate broker obtain a copy of the covenants to make sure your boat, camper, ham radio, etc are not prohibited.

I'm thinking it is probablyabout a 50 / 50 mix. Since a most subdivisions built prior to the 1990's did not have HOA's. A lot of places built after the mid 1970's may have covenants, but not actual HOA's with monthly or annual dues.
