"13th Ave NW - North of 41st St NW"
This area has become near and dear to me, but I'll try not to be too biased. This area contains a pretty split mix of home owners and renters. I own a few rentals on 13th Ave NW and I've had nothing but good experiences with the people of the area. In fact, the neighbors are proactive in making sure the "riff raff" stays out of the neighborhood. Walking in the area you feel 100% comfortable and safe. I can tell you that some of the best Christmas light lawn displays reside on 13th Ave NW! One of the best things about the location is the quick access to the Marketplace where you will find ALL KINDS of shopping & restaurants. There are some great churches in the area as well if you are a church goer. Rochester Assembly of God has a great reputation in the community and that direct surrounding area. One thing this area lacks is unique homes. You will find the majority of the homes are zero lot line properties that are all mirror images of each other. However, if you are trying to find a great home that isn't in need of a bunch of renovation for less than $90,000 (which is hard to do!), this is your area! At that price on a 30 yr loan, you are going to be in the $450/month range for payments (at the current interest rates that is...). There are some great parks close by and a bunch of fantastic trails for hiking/biking just North of this area. Ask your Realtor more about this area if you are looking to find something affordable!
